Vizcayne South is a 49-story condominium tower at 253 NE 2nd Street in Downtown Miami, the southern of the two Vizcayne towers facing Bayfront Park and Bayside Marketplace across Biscayne Boulevard. Cabi Developers built the complex and Fullerton-Diaz Architects designed it; it was completed in 2008 on the site of the 1926 Everglades Hotel and was first marketed as Everglades on the Bay, a name the north tower's condominium still carries in county records. Miami-Dade property records list 438 residences in the Vizcayne South Condominium. About 115 of them are loft-style units on podium floors 2 through 7, some with ceilings of about 14 feet and parking on the same level; the tower then holds about 10 residences per floor from the 8th to the 27th, eight per floor from the 28th to the 39th and four larger residences per floor from the 40th to the 49th. Vizcayne South condos include studios of about 490 to 630 square feet, one-bedrooms and one-bedroom-plus-den plans of about 800 to 1,140 square feet, two-bedroom and two-bedroom-plus-den corner units of about 930 to 1,360 square feet and a few three-bedroom residences up to about 3,000 square feet. Units have floor-to-ceiling impact glass, balconies, granite kitchens with stainless steel appliances and in-unit washers and dryers, and east-facing lines look over Bayfront Park to Biscayne Bay and PortMiami. The two towers share a resort-style amenity deck with several pools, including lagoon-style pools and a heated pool, a spa of about 15,000 square feet with sauna, steam room, massage rooms and indoor and outdoor hot tubs, a fitness center with group classes, a movie theater, a clubhouse with billiards, business centers and conference rooms, a jogging track, 24-hour concierge and security, and valet. Most units include one assigned covered parking space, and many come with a storage unit. The Metromover runs alongside the complex, and the Kaseya Center, the Perez Art Museum, the Freedom Tower, Miami Worldcenter and the Brightline station are all within walking distance, with Brickell a short ride south. As of October 2026, Vizcayne South condos for sale were asking about $240,000 to $1.1 million, with 21 closings in the prior 12 months between $223,000 and $600,000 at a median of about $455 per square foot, and rentals listed from about $2,500 to $4,500 a month.
