The Yorker · #903

The Yorker is an 11-story mid-rise condominium at 444 NE 30th Street in Edgewater, delivered in 2005 with 62 residences in studio, one-, two-, and three-bedroom layouts. Floor plans run from 643 to 1,356 interior square feet, with 10- to 12-foot ceilings, concrete floors, exposed ductwork, and European-style cabinetry that give The Yorker a more loft-leaning aesthetic than the typical Edgewater glass tower. Balconies on the eastern exposures catch Biscayne Bay views and the western units look back across Downtown Miami. The pet-friendly operating rules and 12-month minimum-lease structure put The Yorker on the long-term-resident end of the Edgewater rental spectrum. Edgewater runs from roughly NE 17th Street north to the Julia Tuttle Causeway along Biscayne Bay, a neighborhood that absorbed the Melo Group's wave of Aria on the Bay, Bay House, and Quantum on the Bay towers in the 2010s. The 30th Street block sits between the Margaret Pace Park bayfront strip and Biscayne Boulevard's retail corridor, with the Miami Design District five blocks north on NE 2nd Avenue, Wynwood Walls about ten blocks northwest, and the Adrienne Arsht Center for the Performing Arts a six-minute drive south. The MacArthur and Venetian Causeways connect Edgewater to South Beach in roughly ten minutes. The Margaret Pace Park bayfront tennis courts and basketball courts sit four blocks south, and a Publix supermarket on Biscayne Boulevard sits within walking distance. The Yorker amenity program covers a residents' pool and jacuzzi, a fitness center, a recreation room, and 24-hour security. The building is pet-friendly, with a long-term ownership base that has held units through the Miami market cycles since 2005. Owners at The Yorker condominium pull from a price band well below the new-construction Edgewater inventory currently rising on Biscayne Boulevard, making the 444 NE 30th address one of the more accessible entry points to bayfront Edgewater living. The Yorker 444 NE 30th building sits alongside the older Onyx on the Bay and the newer Bay House and 26 Edgewater entries, with the loft finishes and 10-12 foot ceilings setting it apart from the more conventional glass-and-marble Edgewater product.
