Wynwood 25 · #825

Wynwood 25 is a 12-story mixed-use building at 2601 NW 2nd Avenue, the first large-scale residential project to deliver inside the Wynwood Arts District. Completed in 2019 by The Related Group with East End Capital, Wynwood 25 was designed by Kobi Karp Architecture with interiors by Meshberg Group and landscape design by Naturficial. The development sits on a full block between NW 24th and NW 25th Streets immediately west of NW 2nd Avenue and includes 289 studio, one-, two-, and three-bedroom residences over roughly 30,000 square feet of ground-floor retail. Units at Wynwood 25 feature 10-foot ceilings, floor-to-ceiling glass, custom Italian kitchens and baths from Italkraft, full-size washers and dryers, walk-in closets in master suites, and private balconies looking toward the Design District, Miami Beach, or the downtown skyline. The Wynwood 25 site is one block from the Wynwood Walls mural park and the NW 2nd Avenue spine that runs the district. Walking distance covers Joey's Italian Cafe, Coyo Taco, Salty Donut, KYU, Beaker & Gray, 1-800-Lucky food hall, and The Goodtime Hotel-adjacent Wynwood Marketplace. The Design District with its Hermes, Louis Vuitton, Dior, and Institute of Contemporary Art (ICA) sits roughly 12 blocks north along NE 2nd Avenue, and Midtown Miami's Target, Trader Joe's, and Equinox cluster is six blocks east. The Wynwood Brightline station is under construction within walking distance, and the 36th Street Metromover/I-195 connectors put Miami Beach 12 minutes east and Brickell 10 minutes south. The amenity deck at Wynwood 25 is geared to the creative-class renter-buyer profile that defines the neighborhood. The program includes a resort-style pool with cabanas, an outdoor summer kitchen and grilling area, a 24-hour fitness center with cardio and free weights, a co-working lounge and conference room, a private screening room, a children's playroom, a pet spa, electric-vehicle charging stations, bike storage with a workshop, 24-hour attended lobby and concierge, and covered self-park garage with optional valet. Ground-floor retail tenants tie the building directly into the Wynwood foot-traffic loop rather than isolating residents inside.
