Mirador 1200, also called Mirador North or the North Tower of Mirador South Beach, is a 17-story bayfront condominium at 1200 West Avenue in South Beach, Miami Beach, on Biscayne Bay at the corner of 12th Street. The tower was built in 1965 as a rental apartment building and converted to condominiums in 2005; its sister building, Mirador 1000, stands two blocks south on the same side of West Avenue. Miami-Dade property records list 408 residences in the condominium plus a set of commercial units. A typical floor holds about 30 apartments off a central corridor, and the top floor carries about 30 penthouse-level units. Mirador 1200 condos are mostly studios of about 552 to 680 square feet and one-bedrooms of about 609 to 1,019 square feet, including corner one-and-a-half-bath plans on the 07 line; two-bedrooms run about 1,019 to 1,226 square feet, and a few larger combined residences reach about 3,600 square feet. West-facing units overlook Biscayne Bay and the Downtown Miami skyline, while east-facing lines look toward the city and ocean. Many units have been renovated with impact windows and sliders, new kitchens and new air conditioning. Amenities include a heated bayfront pool and sundeck, a jacuzzi, a fitness center facing the bay, a barbecue area, a recreation room with billiards and table tennis, a business center and meeting room, an on-site market, package lockers, bike storage and 24-hour concierge and security. Parking is mainly by valet for a monthly fee, with a small number of deeded garage spaces, and laundry rooms are on each floor. Association fees cover building insurance, reserves, cable, internet, water, sewer and trash, and MLS records show leasing allowed up to twice a year. West Avenue puts Whole Foods, Trader Joe's and Flamingo Park within a few blocks, with Lincoln Road, Sunset Harbour and the Venetian Causeway to Downtown Miami nearby. In 2025 and 2026 the association levied a special assessment tied to work including hallway and lobby modernization, and the pool deck was closed for renovation; many recent sellers have paid their share at closing. As of October 2026, Mirador 1200 condos for sale were asking about $299,000 to $575,000, with 19 closings in the prior 12 months between $178,000 and $776,000 (a median of about $452 per square foot) and rentals listed from about $2,200 to $3,900 a month.
