Paramount Fort Lauderdale Beach is an 18-story oceanfront condominium at 701 N Fort Lauderdale Beach Boulevard on Fort Lauderdale Beach, on a two-acre site beside the Bonnet House Museum & Gardens. Dan Kodsi developed the tower with Art Falcone and Nitin Motwani's Encore Housing Opportunity Fund, Revuelta Architecture designed it, ID & Design International did the interiors and Stiles Construction built it. Construction began in December 2014 on the former Howard Johnson hotel site, the tower topped off in October 2016, and closings began in 2017. Broward County property records list it as Paramount Ft Lauderdale Condo, with 95 residences and three commercial units. Paramount Fort Lauderdale condos are two-, three- and four-bedroom homes, with six townhouses at the base, residences on floors 1 through 17 (there is no 13th floor) and four penthouses at the top. County records count 29 two-bedroom, 34 three-bedroom and 29 four-bedroom residences, with air-conditioned areas from about 1,500 to 5,525 square feet, and the developer marketed two-bedroom plans of 1,910 square feet with 545-square-foot balconies. Every residence has ocean views, private elevator access with a private vestibule, 10-foot ceilings, outdoor living rooms and kitchens with quartz countertops. The two largest penthouses, PH A1 and PH A2, measure about 5,500 square feet each and were marketed with private pools and more than 6,000 square feet of outdoor space. The amenity program includes a long ocean-view pool deck with several pools and water features, poolside food and beverage service and a pool bar, private cabanas, summer kitchens with barbecue grills, a gym with massage and steam rooms, a sauna, a club room with a private dining room and catering kitchen, a billiard room, concierge service and a porte-cochere with 24-hour valet. A ground-floor oceanside restaurant space was planned with LM Restaurants. Cabanas, extra parking and storage were sold separately. Unlike several nearby towers, Paramount has no hotel component. The building faces the Atlantic across A1A, and the gardens of Bonnet House, a historic 1920 estate, are next door. Hugh Taylor Birch State Park and the Sunrise Boulevard shops and restaurants are a short walk north, the Galleria Fort Lauderdale is about a mile northwest, and Las Olas Boulevard and the heart of Fort Lauderdale Beach are about a mile south. Penthouse sales lead the building's price history: penthouses PH A1 and PH A2 sold for $8 million and $7.8 million in September 2021, according to county records. Four-bedroom residences 801 and 1202 sold for $4.55 million and $4.559 million in 2025, and three-bedroom residence 1606 sold for about $3.15 million in January 2026.
