South Flagler House · #1801

South Flagler House is Related Ross's twin-tower condominium at 1355 South Flagler Drive on the West Palm Beach waterfront, a roughly 500,000-square-foot development on a 3.4-acre site facing the Intracoastal Waterway and Palm Beach Island. The two limestone-clad 28-story towers are the first luxury residential high-rise in South Florida by Robert A.M. Stern Architects, with interiors by Pembrooke & Ives, and it is Related Ross's first condominium in Florida. The towers hold 105 residences of two to five bedrooms, penthouses, park flats and owner guest suites. Floors 5 to 9 include a limited number of one-bedroom owner guest suites. The Signature Residences on floors 10 to 18 have two to four bedrooms in about 2,592 to 5,173 square feet, with covered loggias up to 23 feet deep and 31 feet wide, and some offer attached or detached guest-house suites. Floors 25 to 28 hold four full-floor penthouses and one duplex penthouse of four to five bedrooms and about 9,743 to 14,053 square feet. Residences have floor-to-ceiling windows, open-plan kitchens and freestanding tubs, and select residences have private elevator access. About 50,000 square feet of private-club amenities include a 25-meter lap pool and a resort pool with cabanas, a spa with hydrotherapy and treatment rooms, a beauty salon, fitness and Pilates studios, an indoor pickleball court, a golf and sports simulator, three dining concepts with private dining and a wine cellar, a screening room, a library and card room, and children's and teen rooms with a STEM makerspace, all run under Related's Related Life programming. The garage includes electric-vehicle charging. The site sits south of downtown West Palm Beach, with Forté on Flagler immediately to the north and Related Ross's Edgeworth planned just beyond it. The Royal Park Bridge to Worth Avenue is a few minutes north, the Norton Museum of Art and Rosemary Square are a short drive, and Palm Beach International Airport is about 10 minutes west. Sales launched in November 2023, and current availability is priced from $7.9 million to $73 million. The project broke ground in April 2024, secured a $600 million construction loan in June 2025 from Bank OZK with mezzanine financing from GoldenTree and TZ Capital, topped off in November 2025 and is scheduled for delivery in the third quarter of 2027. Related Ross reported more than $500 million of pre-construction sales in the first quarter of 2026 alone. Request floor plans and current availability through the building page.
