Rivage Bal Harbour is a 24-story oceanfront tower at 10245 Collins Avenue, the first South Florida residential project from Skidmore, Owings & Merrill (SOM). The Rivage Bal Harbour development is led by Related Group, Two Roads Development, and Boston-based Rockpoint, with interiors by Houston- and New York-based Rottet Studio and tropical landscape design by Enzo Enea. The site spans roughly 2.5 to 2.7 acres with about 200 linear feet of private Atlantic frontage -- among the last large beachfront parcels left in Bal Harbour. Rivage holds 61 sky villas ranging from approximately 3,300 to nearly 13,000 square feet (the penthouse), with three- to six-bedroom plans and most floors limited to two or three residences. Miami Coastal Construction broke ground in September 2024; completion is targeted for 2027. Each Rivage residence enters through a private elevator vestibule, with separate service entrances in most plans. SOM's curved facade and Rottet Studio's wood-and-stone palette set a quieter tone than the polychrome glass towers further north in Sunny Isles. Kitchens carry Sub-Zero and Wolf packages with gas cooktops, integrated refrigeration, and full-height wine storage; primary baths use freestanding tubs and double vanities cut from richly veined stone. Each residence includes a private enclosed garage. The amenity program totals about 25,000 square feet and runs both indoors and outdoors -- sunrise and sunset pools, a signature oceanfront restaurant for residents and guests, a hydrotherapy spa with ice fountain, a Pilates and yoga studio, a private dining room with catering kitchen, and a butler-staffed residential program with a house car. Bal Harbour is the smallest incorporated village in Miami-Dade and one of the densest luxury submarkets in the state. Rivage Bal Harbour sits one block from Bal Harbour Shops -- the highest-grossing retail center per square foot in the U.S., anchored by Saks, Neiman Marcus, Hermes, Chanel, and Le Zoo -- and three minutes from the Bal Harbour Beach Path running north to Haulover Inlet. The St. Regis Bal Harbour, Ritz-Carlton Bal Harbour, and Surf Club Surfside all sit within walking distance. Bal Harbour Rivage trades at the top of the oceanfront market, with penthouse asks above $65 million at launch in 2023.
