A walkable downtown around Mizner Park, an Atlantic beachfront and waterfront living on Lake Boca Raton.

Boca Raton is a coastal city in southern Palm Beach County with a walkable downtown around Mizner Park, an Atlantic beachfront along A1A, and waterfront living on Lake Boca Raton and the Intracoastal. Our coverage includes downtown residences at ALINA, Royal Palm Residences, Tower 155 and the new Glass House, waterfront living at Boca Beach House and Manatee Pointe, and The Residences at Mandarin Oriental at Via Mizner.
Boca Raton is an established luxury market, a city of nearly 100,000 residents in southern Palm Beach County known for its beaches, its Mediterranean Revival architecture and a downtown built around Mizner Park. It offers three distinct ways to live: a condominium within walking distance of downtown's restaurants and shops, a residence on the water at Lake Boca Raton or the Intracoastal, or an oceanfront condominium along A1A on the barrier island.
Much of the city's character traces to architect Addison Mizner, whose 1920s vision shaped the historic resort now known as The Boca Raton and the Mediterranean Revival style that still shapes downtown. Today the condominium market is concentrated in and around downtown and along the water, with a new generation of boutique buildings joining established towers.
Boca Raton sits at the southern end of Palm Beach County, between Delray Beach and Highland Beach to the north and Deerfield Beach in Broward County to the south. The city spans the mainland and the barrier island, connected by bridges over the Intracoastal Waterway.

Boca Raton's condominium market spans boutique downtown buildings, waterfront residences and oceanfront towers, alongside a large stock of single-family homes in country club and waterfront communities.
Key property types:
Downtown buildings trade the beachfront for walkability, while waterfront and oceanfront buildings put the water at the door. Compare a building's distance from Mizner Park and the beach, its parking, dockage and the view from the rooms you use most.
Downtown and Mizner Park: Boutique condominium buildings within walking distance of Mizner Park, Royal Palm Place and the Brightline station, where much of the city's new construction is concentrated.
Lake Boca Raton and the Inlet: Waterfront living on the lake and around the Boca Raton Inlet, with marinas and boat access to the Atlantic.
The Barrier Island and A1A: Oceanfront condominium towers and beach parks along Ocean Boulevard, from the inlet north toward Highland Beach.
Lago Mar and the Intracoastal Neighborhoods: Residential waterfront neighborhoods on the Intracoastal and Lake Wyman, with homes and a small number of boutique buildings.
Boca Raton's new-construction pipeline is concentrated downtown and on the water. In our coverage, Glass House Boca Raton is under construction on Palmetto Park Road, ALINA's second phase added two buildings to the community on Mizner Boulevard, and The Residences at Mandarin Oriental is under construction at Via Mizner; its developer's affiliates filed for Chapter 11 in December 2025, so buyers should confirm its current status. Evaluate pre-construction residences through the published plans and purchase documents, separately from completed buildings you can tour, and confirm delivery timing, deposit schedules and parking.
Coastal condominium purchases in Florida carry a few checks that matter as much as the view:
Boca Raton suits buyers who want a polished, walkable downtown, beaches and boating close by, and rail service to Miami and West Palm Beach. Start by choosing between downtown, the waterfront and the oceanfront, then compare buildings within that setting.
