The tower is planned with about 85 private residences alongside a hotel of about 164 rooms and suites; earlier announcements described up to 100 residences. Residents are to have access to Mandarin Oriental hotel services, and residences look toward the ocean and the neighboring golf course. Via Mizner sits on East Camino Real near the Boca Raton Resort and Club and Royal Palm Place, at the southern edge of downtown Boca Raton, a short drive from Mizner Park and the beach. Penn-Florida financed the residences with a $225 million Madison Realty Capital loan in 2019, increased to $270 million in 2023, and the schedule slipped well past early-2020 targets. In December 2025 the Via Mizner hotel entities filed for Chapter 11 bankruptcy protection, and the court auction of the hotel was postponed from June to August 2026. The condominium tower is held by a separate entity that is not in bankruptcy. In July 2026 a lender affiliate filed a $417.7 million foreclosure suit against it, the construction manager had stopped work and filed a lien claim, and a New York court temporarily paused a separate auction of the condominium interests.
