ALINA Residences Boca Raton: El-Ad's Three-Building Downtown Condo Guide (2026)

ALINA Residences is a 303-residence condominium community in three nine-story buildings at 200, 210 and 220 SE Mizner Boulevard in downtown Boca Raton. It was developed by El-Ad National Properties, the South Florida arm of Isaac Tshuva's Elad Group, designed by GarciaStromberg and built by Moss Construction. The buildings sit on a site of about nine acres between SE Mizner Boulevard and the fairways of The Boca Raton's golf course, south of Royal Palm Place.

All three buildings are now complete. ALINA 200 (121 residences) was finished in 2021. The two phase-two buildings followed: ALINA 210 (30 residences) received its temporary certificate of occupancy (TCO) on July 26, 2024, and ALINA 220 (152 residences) received its TCO on January 9, 2025. As of June 2026, El-Ad reported ALINA 200 and ALINA 210 sold out and a limited number of developer residences, including four penthouses, still available in ALINA 220.

This guide explains how the three buildings differ, what was published about sizes, finishes and amenities, and what to check whether you buy one of the last developer residences or a resale. For the wider area, see our Boca Raton neighborhood guide.

Three buildings, two phases

ALINA was built in two phases, and the buildings are not interchangeable. Knowing which one a listing is in tells you a lot about the residence.

BuildingPhaseResidencesPublished plans and sizesCompletion
ALINA 200One121 (102 residences, 12 penthouses, 7 villas)Not separately published2021
ALINA 210Two30 corner residences, no more than four per floorThree and four bedrooms with dens, about 3,300 to 5,400 sq ftTCO July 26, 2024
ALINA 220Two152One to four bedrooms with dens, about 1,400 to 5,400 sq ftTCO January 9, 2025

ALINA 200 is the original building. According to the Mann Report's September 2022 article, it holds 102 standard residences, 12 penthouses and seven villas, and it sold out at more than $300 million, per an August 2022 El-Ad release. Behind The Hedges reported in July 2024 that it broke ground in March 2019 and was completed in March 2021.

ALINA 210 is the smallest and most private of the three. Its 30 residences are all corner homes, with no more than four on a floor, and its 16,000 square feet of amenities are reserved for ALINA 210 residents, who can also use the amenities at ALINA 200 and 220. At launch the building was priced from about $4 million.

ALINA 220 is the largest building and the one with the widest range, from one-bedroom residences of about 1,400 square feet to four-bedroom penthouses. When the phase-two loan closed in September 2022, ALINA 220 was priced from about $2 million to $8 million; El-Ad's May 2023 announcement gave about $2 million to more than $10 million.

Treat these ranges as the developer's published figures for each building, not a per-bedroom specification. The size of an individual residence depends on its line, floor and terraces, so ask for the specific floor plan and the condominium's recorded unit dimensions.

Two penthouses as reference points

El-Ad has published details for two ALINA 220 penthouses, which show how the top floor is configured:

ResidencePublished detailsPrice and date
Penthouse 910, ALINA 220Four bedrooms, four and a half baths, 3,477 sq ft interior plus 546 sq ft outdoor, about 11-foot ceilings, two terracesOffered at $5.538 million (July 2024)
Penthouse 922, ALINA 220Four bedrooms, four baths, more than 4,400 sq ft interior and more than 5,000 sq ft total, south-facing ninth-floor terracesListed at $8.107 million (June 2026)

These are asking prices from developer announcements, not closed sales. For what residences have actually sold for, request recent closed sales from the ALINA building page.

Architecture, interiors and finishes

GarciaStromberg, the West Palm Beach firm led by Jorge Garcia and Peter Stromberg, handled both architecture and interior design. The Mann Report described the design as a modern departure from the Spanish-Mediterranean style common in Boca Raton, with an emphasis on health and wellness amenities. The three buildings share a low, nine-story profile with deep terraces, and many residences face the golf course to the west and south.

Published finishes for the phase-two buildings include Gaggenau appliances, custom Italian cabinetry and porcelain flooring. El-Ad also highlighted European-designed kitchens and rain-shower bathrooms in ALINA 220, and penthouses with private elevator access, summer kitchens and expansive terraces. According to El-Ad, many residences have views of The Boca Raton golf course, and upper floors also see the ocean and the downtown skyline.

Amenities across the campus

ALINA's amenities are spread across the three buildings, and access is not identical everywhere.

Shared across the community (per El-Ad's 2023 to 2026 announcements)

  • His-and-hers spa facilities with dry saunas, steam rooms, treatment rooms and relaxation rooms
  • Fitness centers
  • Two rooftop pools with private cabanas
  • A studio with a professional-level golf and sports simulator
  • Club rooms, yoga areas and fire pits
  • A dedicated dog park

ALINA 220

  • A 75-foot rooftop lap pool
  • A two-story fitness center with the golf and sports simulator
  • Spa and a residents' lounge
  • More than 60,000 square feet of open amenity space with cabanas, day beds, gas grills, fire pits, a bocce court and a putting green

ALINA 210 (reserved for its 30 residences)

  • A spa with a dry sauna and steam rooms, a salon and treatment area and private locker rooms
  • A fitness center
  • A bungalow-style pool with cabanas

El-Ad said phase two added about two acres of private outdoor amenity space. If a particular amenity matters to you, confirm which building it is in and whether your residence's building has access.

Location: SE Mizner Boulevard, downtown Boca Raton

ALINA's address puts it on the southern side of downtown, between SE Mizner Boulevard and The Boca Raton's golf course.

  • The Boca Raton (formerly the Boca Raton Resort & Club) and its golf course are directly beside the community.
  • Royal Palm Place and its restaurants and shops are a short walk north.
  • Mizner Park, with the Mizner Park Amphitheater and the Boca Raton Museum of Art, is about half a mile north.
  • The beach is a short drive east across the Intracoastal via Palmetto Park Road or Camino Real.
  • Brightline's Boca Raton station downtown offers rail service to Miami, Fort Lauderdale, West Palm Beach and Orlando.

Downtown Boca Raton is walkable by South Florida standards, but this end of Mizner Boulevard is quieter than the blocks around Mizner Park. Read the Boca Raton guide for how the downtown districts and the barrier island compare.

What to check before buying at ALINA

ALINA is new construction by Florida standards, but buyers should still do condominium due diligence.

  1. Confirm the building and association. Identify whether the residence is in ALINA 200, 210 or 220, which association governs it, and which amenities it can use.
  2. Request the budget and reserves. Florida law now requires structural integrity reserve studies for condominium buildings of three or more stories. Ask for the current budget, the reserve schedule and any special assessments. Our milestone inspection and SIRS guide explains what to read.
  3. Ask about the developer's remaining role. With developer inventory still in ALINA 220 as of June 2026, ask whether turnover of the association to owners has occurred and what warranty coverage remains on recent closings.
  4. Read the leasing and pet rules. El-Ad has not published a rental policy. Get the recorded declaration and rules and confirm minimum lease terms and approval requirements before you count on rental income.
  5. Compare a developer residence with resales. A remaining ALINA 220 residence from El-Ad may be priced differently from a resale in ALINA 200 or 210, so compare price per square foot, terrace size and view.

ALINA vs. other downtown Boca Raton condos

BuildingDeveloperSizeStatus
ALINA ResidencesEl-Ad National PropertiesThree nine-story buildings, 303 residencesComplete; limited developer inventory in ALINA 220 (June 2026)

ALINA is the largest of these by residence count and the only one with a campus of several buildings and golf course frontage. That scale supports a broader amenity program than a single boutique building. Royal Palm Residences and Glass House offer fewer neighbors per floor; Tower 155 sits closer to Mizner Park. Glass House shares ALINA's architect, GarciaStromberg. For a beachfront alternative on the barrier island, compare Boca Beach House.
