Tower 155 Boca Raton: Downtown Condo Resale Buyer's Guide (2026)

Tower 155 is a 12-story condominium at 155 East Boca Raton Road in downtown Boca Raton, a block from Mizner Park. The developer was Compson Associates, a Boca Raton firm, with architecture by Vander Ploeg and Associates, construction by Kaufman Lynn Construction and a two-story lobby and common areas by Interiors by Steven G. The building was completed in 2020, and owners took control of the association in March 2022, according to The Coastal Star.

Tower 155 is a walk-everywhere building. Mizner Park's shops, restaurants and amphitheater are across the street, Royal Palm Place is a few blocks south, and the beach is about a mile east. It is also a building with a live legal history: in October 2023 the condominium association sued the developer, contractor, architect and 21 other companies over alleged construction defects. This guide covers the residences, amenities, recent sales, carrying costs and what a resale buyer should ask before making an offer. For the wider market, see our Boca Raton guide.

Figures come from Kaufman Lynn Construction's project page, The Coastal Star's July 2024 report, the Boca Raton Observer's 2019 profile of Compson Associates, early sales materials and MLS records as of October 2026.

How many residences? A note on the count

Buyers will see several different residence counts for Tower 155, and each has a source. Compson launched the project in 2015 as a 170-residence condominium. In a 2019 Boca Raton Observer profile, a Compson executive said many buyers had bought more than one unit and combined them, which reduced the number of homes. Kaufman Lynn's project page now describes 155 units, and The Coastal Star's 2024 report describes 127 condos. Listing portals repeat other figures.

The practical point: the number of homes sharing the association budget is smaller than the original 170, and some residences are combinations of two original plans. When you review a unit, ask whether it is a combined residence and confirm that the combination was permitted and recorded with the association.

Residences and sizes

Early marketing promised more than 30 floor plans, including condominium flats, ground-floor townhomes with private patios and a limited number of two-story penthouses with 20-foot ceilings. Standard residences have ceilings of 10 feet or more. Listing copy describes Italian porcelain tile, Italian cabinetry, quartz counters with waterfall islands and Bosch appliances in many residences, along with split-bedroom layouts and terraces facing Mizner Park, the city or the ocean to the east.

MLS records show the sizes that have actually traded or listed:

Residence typeSizes in MLS records (Oct 2026)
One-bedroomAbout 750 to 940 sq ft (few records)
Two-bedroomAbout 1,150 to 1,840 sq ft
Three-bedroomAbout 1,540 to 2,610 sq ft, including two-level townhomes

These are sizes from sales and listings, not a complete plan catalog. Some residences have been reconfigured. One current listing, for example, describes a 1,671-square-foot home that was conceived as a three-bedroom and built as an expanded two-bedroom with about 428 square feet of outdoor space across two terraces. Compare layouts and outdoor area, not only bedroom counts.

Architecture and design

Vander Ploeg and Associates, led by Derek Vander Ploeg, designed Tower 155 as a contemporary building on a compact downtown parcel. Early sales materials described stepped sections of 8, 10 and 12 stories; the rooftop sundeck is on the ninth floor, and the tallest section rises to 12. Interiors by Steven G. designed the two-story lobby and the shared spaces. Kaufman Lynn describes the overall project at about 407,000 square feet.

Amenities

Listings and sales materials describe the following shared amenities:

  • First-floor resort-style pool with private cabanas and a hot tub
  • Ninth-floor rooftop sundeck with grills and a bar area overlooking Mizner Park
  • Fitness center, plus a sauna and steam room
  • Two-story lobby and a club room with an audio-visual system
  • Business lounge, game room and salon
  • 24-hour concierge, security and valet parking, with a controlled-access garage
  • Three high-speed elevators and a building app for concierge requests
  • Pet-friendly policies, according to MLS listings

One caution. A July 2024 column by a resident on the local site BocaFirst argued that some advertised spaces, including the business lounge and conference room, were delivered smaller than marketed. Tour the amenity floors in person and judge them against your own expectations rather than the original brochure.

Location: Mizner Park and downtown Boca

Tower 155 sits on East Boca Raton Road behind the downtown post office, with Mizner Park's shops, restaurants, cinema and the Mizner Park Amphitheater across the street. The Boca Raton Museum of Art is at the north end of Mizner Park. Royal Palm Place and the restaurants along East Palmetto Park Road are a short walk south, and The Boca Raton resort and the beach are about a mile east. Brightline's Boca Raton station, opened in December 2022, is a short distance west, giving residents a rail link to Fort Lauderdale, Miami, West Palm Beach and Orlando.

Expect construction nearby for a while. Across East Boca Raton Road, Compson Associates and NADG broke ground in January 2026 on The Aletto, a 10-story office and retail project of about 140,000 square feet with a 550-space garage, according to NADG's announcement. Buyers who are sensitive to construction noise should ask which residences face that site.

The trade-off is the classic downtown one: walkability and restaurants in exchange for traffic, event-night crowds around the amphitheater and limited water views. Buyers who want the beach outside the door should compare oceanfront buildings on A1A. For the wider area, read our Boca Raton neighborhood guide.

Early marketing targeted completion in 2017; the building was finished in 2020. The 2015 announcement appeared in City and Shore magazine, and the defect timeline comes from The Coastal Star's July 2024 report.

The construction-defect lawsuit

On October 30, 2023, the Tower 155 Condominium Association sued Compson Associates, Kaufman Lynn Construction, Vander Ploeg and Associates and 21 other companies in Palm Beach County Circuit Court (case 50-2023-CA-015234). According to The Coastal Star's July 2024 report, the suit alleges that improper installation and building materials led to water intrusion, corrosion and unsafe conditions, and it seeks unspecified damages to pay for repairs. It relies on a 166-page engineering report the association commissioned from Pistorino and Alam consulting engineers.

The defendants denied the allegations. Vander Ploeg said the building complied with the code in effect when it was built and that the alleged deficiencies relate to construction rather than design, and Compson's vice president Carl Klepper described "very amicable discussions" with the association. A resident's July 2024 BocaFirst column put the cost of the problems in the engineers' report at well over $2 million and described garage and pool leaks and elevator outages. We have not found a reported settlement or judgment as of October 2026.

For a buyer, this does not by itself make the building a bad purchase. It means the association's documents deserve close reading: what has been repaired, who is paying, whether a special assessment is in place, and how the case affects lending and insurance. At least one 2026 listing includes a special assessment disclosure without stating the amount, so ask for the details on any unit you consider.

Prices, recent sales and carrying costs

Early marketing in 2015 quoted prices from about $565,000 to $2 million. Later in the sales cycle, remaining residences were offered at about $1.3 million to $2.1 million. Resales now set the market.

MLS-recorded sales, October 2025 to September 2026: five closings between $825,000 (a two-bedroom of about 1,151 sq ft, July 2026) and $2.175 million (a three-bedroom of about 2,308 sq ft, September 2026). The median was about $915 per square foot.

Active listings, October 2026: 21 residences for sale, asking from about $849,000 to $2.395 million, with a median asking price of about $953 per square foot. Two-bedrooms are listed from about $849,000 to $2.1 million and three-bedrooms from about $1.685 million to $2.395 million. Another 12 residences were listed for rent at about $6,000 to $15,000 a month. With 21 listings against five recorded sales in a year, buyers have room to compare and negotiate.

Association fees: current listings show monthly fees of about $1.31 per square foot at the median, for example about $1,470 a month on a 1,148-square-foot two-bedroom and about $3,130 a month on a 2,426-square-foot three-bedroom. Listings say fees cover common-area insurance, water, sewer, trash, security and grounds.

Tower 155 offers the lowest entry point among the newer downtown condominiums, with residences under $1 million and a large pool of two-bedrooms. ALINA and Royal Palm Residences offer larger homes, private elevator entries in some residences and higher prices per square foot. The newer buildings do not carry Tower 155's litigation history, which partly explains the price gap.

What to check before you buy

  1. Litigation and repairs. Ask the association for the status of case 50-2023-CA-015234, the engineers' findings, completed and pending repairs, and how repair costs are being funded.
  2. Special assessments. Get the amount, purpose, payment schedule and whether the seller will pay any balance at closing.
  3. Structural integrity reserve study. Florida requires a SIRS for condominium buildings of three or more habitable stories. Ask for the latest study and whether reserves are fully funded. Our milestone inspection and SIRS guide explains what to request.
  4. Lending and insurance. Pending litigation can limit conventional financing. Talk to your lender early and get an HO-6 quote for the specific unit.
  5. Combined units. If a residence combines original plans, confirm the permits and the association approval.
  6. Rental rules. We have not found published lease minimums; read the declaration before assuming a rental strategy.
  7. Exposure and noise. Compare Mizner Park, city and ocean-facing lines, and ask which residences face the Aletto construction site.
