Azure is a gated condominium community at 2700 and 2720 Donald Ross Road in Palm Beach Gardens, on the Intracoastal Waterway at the southeast corner of Donald Ross and Prosperity Farms roads, about a mile from Juno Beach. Tom Frankel's Frankel Enterprises developed it as a roughly $145 million project on a site of about 14 to 15 acres that wraps around Loggerhead Marina. The community has about 101 residences in two five-story buildings, completed in 2016 and 2018.
Azure's defining feature is size. MLS records show residences of about 2,600 to 5,200 square feet, most entered by a privately keyed elevator, with wide balconies over the marina and the Intracoastal. That makes it closer to a single-family alternative than a typical condominium, and it trades that way. This guide covers what the community is, what has sold and what a resale buyer should check.

Residences and sizes
The project was approved in 2014 for 113 condominiums in two four-story buildings. As built, Azure has about 101 residences; brokerage records list 55 of them at 2720 Donald Ross Road. MLS and brokerage records describe both buildings as five stories, with unit numbers running from the 200s to the 500s above ground-level parking.
| Residence type | Sizes seen in MLS records (Oct 2026) |
|---|---|
| Two-bedroom | About 2,640 to 2,770 sq ft |
| Three-bedroom | About 2,760 to 3,940 sq ft |
| Four-bedroom | About 3,470 to 5,210 sq ft |
Even the two-bedroom plans are larger than many three-bedroom condominiums nearby, and several include a study that can serve as a third bedroom. Listings describe:
- Privately keyed elevators opening directly into the residence
- Open great-room plans with separate dining, and corner residences with private offices
- Wide or extended balconies over the marina and the Intracoastal; some penthouses have 10-foot ceilings
- Two assigned garage spaces per residence, in an enclosed, exhaust-controlled garage, some with EV charging
- A private owner's storage room and a reserved space in the wine room
Balcony depth varies by line, and several listings call out "extended balcony" plans as rare. If outdoor space matters, compare balcony square footage, not just interior area.
Architecture and design
Brokerage materials credit GliddenSpina with the architecture and Decorators Unlimited with the interiors. At five stories, the buildings are low by waterfront-condominium standards, so views are of the marina basin and the Intracoastal at close range rather than long ocean panoramas. Buyers who want height should compare the towers listed below.

Amenities
- Two pools: a heated exercise or lap pool and a resort-style pool, with two outdoor spas and poolside cabanas
- Fitness center with locker rooms and saunas
- Social room, grand salon, conference room and business center
- Game room with billiards
- Climate-controlled wine room with reserved owner space
- Grilling areas, a putting green and bike storage
- 24-hour manned gate, concierge and on-site management
- Marina access next to the buildings
Boating is part of Azure's appeal. 2015 sales materials described a deep-water yacht harbor for boats up to 120 feet, and listings describe a full-service marina with slip availability. Slips are not automatically included with every residence. Before you buy for a boat, ask whether the residence comes with a slip, whether slips are owned or leased, whether dockage runs through Loggerhead Marina, and what draft and length limits apply.
Location: Donald Ross Road and Juno Beach
Azure sits at the northern end of Palm Beach Gardens, where Donald Ross Road meets the Intracoastal. Juno Beach and its ocean beaches are about a mile east across the bridge. U.S. Highway 1 is close by, and Donald Ross Road connects west to Interstate 95. PGA Boulevard, The Gardens Mall and Downtown at the Gardens are a short drive south, and Jupiter is a short drive north.
The setting is quieter than the PGA Boulevard corridor, with residential and marina communities around it rather than shops. That suits buyers who want water and boating close to home more than walkability. For more on the market, see our Palm Beach Gardens guide.

Prices, recent sales and carrying costs
Presale pricing in 2015 started in the $900,000s, with the largest plans of about 4,000 square feet near $2.3 million. Resale prices are now roughly double that.
In October 2024, The Real Deal reported two Azure closings in consecutive weeks, each the top condo sale in Palm Beach County that week: $4.1 million for unit 507 at 2720 Donald Ross Road (about $1,248 per square foot) and $4.4 million for unit 203 at 2700 Donald Ross Road (about $1,143 per square foot).
Closed sales, October 2025 to October 2026: seven MLS-recorded closings between $1.975 million (a 2,774 sq ft two-bedroom, February 2026) and $6.5 million (a 5,205 sq ft four-bedroom, spring 2026). The median was about $1,141 per square foot. One residence, unit 203 at 2700, resold for $4.39 million around the turn of 2026, slightly below its $4.4 million sale in October 2024, a reminder that values at Azure have held steady rather than risen in that period.
Active listings, October 2026: five residences for sale, asking from $2.36 million (2,774 sq ft) to $4.795 million (3,849 sq ft), with a median of about $1,005 per square foot. No rentals were listed.
Association fees: listings show fees of about $1.04 per square foot per month, for example about $2,860 a month for a 2,774 sq ft residence and about $4,000 a month for a 3,849 sq ft residence. One listing shows a much higher figure, which may include an assessment; ask for the fee and any assessments on the exact residence.
How Azure compares nearby
| Building | Location | Delivered | Residences | Setting |
|---|---|---|---|---|
| Azure | Palm Beach Gardens | 2016 and 2018 | About 101 | Two five-story buildings around a marina |
| Water Club | North Palm Beach | 2016 and 2020 | About 180 in three towers, plus villas | Gated high-rise campus on the Intracoastal |
| Nautilus 220 | Lake Park | 2025-2026 | 330 | Two 24-story towers on a public marina |
| VistaBlue | Singer Island | 2018 | 58 | 19-story oceanfront tower |
| Ritz-Carlton Residences, Palm Beach Gardens | Palm Beach Gardens | Expected 2026 | 106 | Branded, three seven-story buildings with a private marina |
Azure's 2026 sales median of about $1,141 per square foot sits above Water Club (about $1,035) and Nautilus 220 (about $984), and its residences are much larger, so total prices start higher. The closest match in format is the Ritz-Carlton Residences, Palm Beach Gardens, another low-rise marina community with very large residences, priced from about $4.5 million before delivery; our Ritz-Carlton Residences guide covers it. Buyers who prefer a high floor and an elevator view should look at Water Club instead.
What to check before you buy
- Which building and which plan. Two- and three-bedroom sizes overlap, and balcony depth varies by line. Confirm the building, floor and exposure, especially if you want an open Intracoastal view rather than a marina view.
- Slip rights. Ask whether a slip transfers with the residence, how slips are held and what they cost.
- Association documents. Request the budget, reserve study, minutes, any special assessments and the rules on leasing and pets. MLS records list pets as allowed; we have not found published rental minimums.
- Structural integrity reserve study. Florida requires a SIRS at least every ten years for condominium buildings of three or more habitable stories, which includes both Azure buildings. Our milestone inspection and SIRS guide explains what to request.
- Insurance. Get an HO-6 quote on the specific residence; waterfront location affects flood coverage.
- Pricing history. Some residences have resold within two years; use MLS history on the exact unit to judge the asking price.
