Water Club is a gated condominium community by The Kolter Group on the Intracoastal Waterway in the Village of North Palm Beach, on the northern edge of the Lake Worth Lagoon about a mile south of PGA Boulevard. It has three high-rise towers at 1, 2 and 3 Water Club Way plus 20 villa residences on the east side of the property. Kolter describes more than 80,500 square feet of private amenities, including a private sandy beach on the Intracoastal, a day dock and marina, and three pools.
The first two towers were completed in December 2016. The third, The Encore, is a 19-story boutique tower with two residences per floor, delivered in 2020. This guide covers the three towers. The villas share the gate and amenities but are separate townhome-style residences and are not part of our building record.
We file Water Club with our Palm Beach Gardens coverage because that is the market most buyers compare it with, but the address, municipality and taxing authority are North Palm Beach.

Figures come from Kolter's project materials, a 2019 Palm Beach Florida Weekly feature republished by Kolter, BC Architects' project page for the third tower, The Real Deal's September 2014 report and MLS records as of October 2026.
Residences and sizes
The first two towers were planned in 2014 as twin towers of 74 condominiums each, according to The Real Deal's report citing The Palm Beach Post. Brokerage building records now list about 76 residences at 1 Water Club Way and 73 at 2 Water Club Way. The Encore adds about 30 residences, two per floor; its architect lists 30, while some recent listing copy says 29, so confirm the count in the condominium documents if it matters to you.
Original 2014 marketing described two- and three-bedroom residences of about 1,728 to 2,602 square feet, with penthouses starting at about 3,300 square feet. MLS records as of October 2026 show this spread:
| Residence type | Sizes seen in MLS records (Oct 2026) |
|---|---|
| Two-bedroom | About 1,580 to 2,450 sq ft |
| Three-bedroom | About 1,790 to 2,660 sq ft, plus a 4,767 sq ft Encore residence |
| Four-bedroom | About 2,600 to 3,680 sq ft |
Bedroom counts overlap because some plans are recorded as a two-bedroom with den in one listing and a three-bedroom in another; the 1,788 and 2,445 square-foot plans both appear under different counts. Compare floor plans and terraces, not bedroom totals. Kolter describes open floor plans with floor-to-ceiling glass, and many plans have two terraces facing the Intracoastal, the inlet and the ocean beyond Singer Island. Listings describe private elevator lobbies with secure access.
The Encore is the place to look for scale. With two residences per floor, most of its homes are corner plans, and its largest recorded residence is about 4,767 square feet.
Architecture and design
Kolter built Water Club in phases. The first two towers rose together on the seven-acre Intracoastal site, and The Encore was added later on the same campus. BC Architects designed The Encore as a 19-story, 175,300-square-foot tower of 30 residences for Kolter Urban, with KAST as general contractor; the firm lists its own amenity package of a media lounge, spa, fitness center, pickleball court and pool deck with fire pits. We have not confirmed the architect of the first two towers.

Amenities
Because Water Club added a third tower with its own amenity deck, residents have more facilities than most single buildings in northern Palm Beach County:
- Three pools: a resort-style pool and spa, a lap pool, and The Encore's pool deck
- Two fitness centers, a sauna and a yoga and Pilates studio
- Private sandy beach on the Intracoastal with two fire pits
- Day dock and private marina; recent listing copy describes 22 slips
- 5,000-square-foot clubhouse with a club room with fireplace, bar and billiards table, a catering kitchen and a meeting room
- Outdoor kitchen, pickleball court, media lounge and guest suites
- 24-hour manned gate, concierge in each lobby and an on-site manager
- Covered parking and storage
Slips are limited relative to roughly 180 tower residences and 20 villas. Ask how slips are owned or assigned, whether any are for sale with a residence, and the maximum boat size before buying for a boat. The adjacent Old Port Cove Marina is a separate full-service marina with deep-water access toward the Lake Worth Inlet.
Location: North Palm Beach
Water Club sits off U.S. Highway 1 across from The Benjamin School, with Old Port Cove next door. PGA Boulevard, The Gardens Mall and the Palm Beach Gardens restaurant corridor are about a mile north. Juno Beach and the Singer Island beaches are a short drive, and the Lake Worth Inlet is a short run by boat. Downtown West Palm Beach and Palm Beach International Airport are roughly 20 to 25 minutes by car, traffic depending.
North Palm Beach is a small village whose condominium stock is mostly older waterfront buildings, so Water Club's 2016 and 2020 towers compete more directly with newer construction in Palm Beach Gardens, Lake Park and Singer Island than with their immediate neighbors. For the broader area, read our Palm Beach Gardens guide.

Prices, recent sales and carrying costs
Launch prices started in the $700,000s in 2015, with penthouses above $2 million. Resale values are well above that now.
Closed sales, October 2025 to October 2026: eight MLS-recorded closings between $1.625 million (a two-bedroom of about 1,728 sq ft, July 2026) and $2.65 million (about 2,445 sq ft, August 2026). The median was about $1,035 per square foot.
Active listings, October 2026: 21 tower residences for sale, asking from about $1.295 million for an 1,850 sq ft two-bedroom to $7.995 million for the 4,767 sq ft Encore residence. The median asking price was about $1,129 per square foot, about 9 percent above the median of recent closings. Two residences were listed for rent at $13,000 to $14,000 a month.
Association fees: the median fee in listings is about $1.32 per square foot per month. Typical examples are about $2,200 a month for an 1,850 sq ft two-bedroom and about $3,200 a month for a 2,445 sq ft three-bedroom. A few listings show much higher figures, which may include assessments or bundled charges; ask the association for the current budget and the fee for the exact residence.
These numbers cover the three towers only. Villa sales are recorded separately.

Water Club's case is the combination of a gate, a private beach and marina, and smaller entry-level plans than Azure or VistaBlue. Buyers who want a branded, newer alternative can read our Ritz-Carlton Residences, Palm Beach Gardens guide.
What to check before you buy
- Which tower and which association. Confirm whether the residence is in tower 1, tower 2 or The Encore, and how the master association and each tower's condominium share costs for the gate, beach, marina and clubhouse.
- Association documents. Request the budget, reserve study, recent minutes and the rules on leasing and pets. One listing describes up to three pets and a dog park, while a brokerage page lists a no-pets policy for one tower; the governing documents control. We have not found published rental minimums.
- Structural integrity reserve study. Florida requires a SIRS at least every ten years for condominium buildings of three or more habitable stories. The 2016 towers are well short of the 30-year milestone inspection threshold, but ask for the current SIRS and whether reserves are fully funded. Our milestone inspection and SIRS guide explains what to ask for.
- Boat slips. Ask how many slips exist, who holds them and what transfers with the residence.
- View lines. Views differ by tower, floor and orientation, from the Intracoastal and Old Port Cove to Singer Island and the ocean. Listings for tower 1 point to its open northern views; check what neighboring towers block from the specific residence.
- Insurance. Get an HO-6 quote on the specific residence before you commit.
