Nautilus 220 Lake Park: Marina-Front Condo Towers Buyer's Guide (2026)

Nautilus 220 is a pair of 24-story condominium towers at 220 Lake Shore Drive in the Town of Lake Park, on the Lake Worth Lagoon beside the town's Lake Park Harbor Marina. Forest Development and Royal Palm Companies developed it, R+N Architecture designed it, and Interiors by Steven G. did the lobby, common areas and model residences. The project holds 330 condominium residences in roughly 1.15 million square feet of mixed-use space, with restaurants, retail and offices on the ground floors.

One point of geography first. Nautilus 220 sits in Lake Park, a small town between Riviera Beach and North Palm Beach. Some listings use a West Palm Beach mailing address for the 33403 ZIP code, and we file the building with our Palm Beach Gardens coverage because that is the nearest market most buyers compare it with. The municipality, taxing authority and local government are the Town of Lake Park.

The towers topped off in November 2023, MLS-recorded closings began in late December 2025, and the developers held the official opening on March 25, 2026, reporting more than 90 percent of residences sold. This guide covers what the building is, what has traded and what a resale buyer should check.

Figures come from Florida YIMBY's November 2023 and March 2026 reports, Multifamily Executive's 2022 financing report and MLS records as of October 2026.

Residences and sizes

The published size range has shifted as the plans matured. When the construction loan closed in 2022, the project was described as one- to three-bedroom residences of 1,100 to 3,400 square feet. By the November 2023 topping-off, the developers described two- and three-bedroom residences of 1,500 to 3,400 square feet, and current listing copy says the same. MLS records match that pattern: almost every recorded sale or listing is a two- or three-bedroom, with a handful of one-bedrooms of about 1,090 to 1,120 square feet.

Residence typeSizes seen in MLS records (Oct 2026)
One-bedroomAbout 1,090 to 1,120 sq ft (few records)
Two-bedroomAbout 1,510 to 2,200 sq ft
Three-bedroomAbout 2,140 to 3,200 sq ft

These are the sizes of residences that have traded or listed, not a complete floor-plan catalog. Many two-bedroom plans include a den, so compare layouts rather than bedroom counts alone.

Finishes described in current listings include 10-foot ceilings, hurricane-impact glass, large-format porcelain tile, a Miele appliance package, European cabinetry and waterfall quartz kitchen islands, with split-bedroom layouts and terraces facing the marina, the Intracoastal or the ocean beyond Singer Island. The developers' 2023 materials also mentioned plunge pools and summer kitchens on some residences; ask which lines include them.

Architecture and design

R+N Architecture designed the two towers, with planning and landscape architecture by Insite Studios and structural engineering by McNamara Salvia. Kast Construction was general contractor and Baker Concrete Construction the structural contractor. Interiors by Steven G. designed the lobby, which listing copy describes as having 18-foot ceilings, the common areas and the fifth-floor amenity spaces.

Amenities

The amenity program is the largest selling point and is unusually broad for northern Palm Beach County:

  • One-acre outdoor deck with a resort-style pool, sundeck, spa, fire pit, yoga deck and putting green
  • Rooftop lap pool and spa
  • Two floors of indoor amenities: fitness center, spin and yoga studios, sauna and steam rooms, bowling, a theater, a golf and sports simulator, a music studio, a club room with billiards and card tables, a kids' playroom and a teen gaming room
  • Off-leash dog run
  • Guest suites
  • Private beach club access
  • 24-hour on-site security and management, and EV charging

On the ground floor, the commercial space includes SeaHawk Prime by David Burke, described at opening as the chef's first Florida restaurant, The Birdie Dockside Bar and Grill, and a Park Ave Cafe coffee counter and general store that was slated to open in fall 2026. Ask the association how the commercial units share costs, parking and access with the residential condominium; mixed-use governance affects both fees and day-to-day life.

Location: Lake Park and the harbor

The towers sit on Lake Shore Drive along the Lake Worth Lagoon, next to the Lake Park Harbor Marina, which the Town of Lake Park operates. The town lists 112 slips, and the marina sits just over a mile north of the Lake Worth Inlet, so boaters have a short run to the ocean. Dockage is arranged through the town marina, not sold with residences; confirm availability and rates directly before buying for a boat.

Across the lagoon is Singer Island, with its beaches and the VistaBlue oceanfront tower. To the north are North Palm Beach, PGA Boulevard and the Gardens Mall area. Lake Park's own downtown is on Park Avenue, a short distance west. Palm Beach International Airport and downtown West Palm Beach are a drive of roughly 20 minutes, traffic depending.

The trade-off is that Lake Park is a smaller, older town than Palm Beach Gardens or Palm Beach, and Nautilus 220 is by far its largest new building. Buyers who want an established luxury address may prefer Palm Beach Gardens or Singer Island; buyers who want new construction, a marina setting and a large amenity program at a lower price per square foot than oceanfront towers will find Lake Park's position useful. For the broader area, see our Palm Beach Gardens guide.

The schedule ran long. The 2022 financing announcement targeted completion in summer 2024, and the topping-off report expected fall 2024. Closings began about a year and a half after that. For a resale buyer this matters less now than it did, but buyers should ask whether any developer-controlled period remains and when turnover of the association to owners occurred or is planned.

Prices, recent sales and carrying costs

At the 2021 sales launch, pricing started in the $700,000s and ran above $3 million. Those figures are history; the building has since delivered and resales are setting the market.

MLS-recorded sales, December 2025 to September 2026: twelve closings between $1.125 million (a two-bedroom of about 1,516 sq ft, March 2026) and $4.2 million (a three-bedroom of about 3,149 sq ft, April 2026). The median was about $984 per square foot. Most developer closings did not go through the MLS, so these are a sample, not the full record.

Active listings, October 2026: 54 residences for sale, asking from about $979,000 to $4.6 million, with a median asking price of about $1,026 per square foot. Another 38 residences were listed for rent at about $4,000 to $35,000 a month. With this much resale and rental supply in a newly delivered building, buyers have room to compare lines and negotiate.

Association fees: current listings show monthly fees of about $1.15 per square foot, for example about $1,750 a month on a 1,514-square-foot residence and about $3,660 a month on a 3,149-square-foot residence. Budgets in a building's first years often change after owners take control; ask for the current budget and the reserve schedule.

Nautilus 220 is the largest and newest of the group, with the broadest amenity list and, at roughly $1,000 per square foot in 2026 MLS sales, a lower entry price than Water Club, Azure or the Ritz-Carlton Residences. Smaller buildings trade on privacy and fewer neighbors; Nautilus 220 trades on scale, services and restaurants downstairs. Read our Ritz-Carlton Residences, Palm Beach Gardens guide if you are weighing a branded alternative.

What to check before you buy

  1. Association documents. Request the budget, reserve study, recent minutes and the declaration's rules on rentals and pets. Listing copy calls the building very pet friendly, but the governing documents control. We have not found published rental minimums, so confirm them in the condominium documents before assuming a lease strategy.
  2. Structural integrity reserve study. Florida requires a SIRS at least every ten years for condominium buildings of three or more habitable stories. A new building's first milestone inspection is generally 30 years after the certificate of occupancy. Our milestone inspection and SIRS guide explains what to ask for.
  3. Warranty and punch-list status. In a newly delivered building, ask what warranty coverage remains, whether the association has commissioned a turnover inspection, and whether any construction claims are open.
  4. Mixed-use cost sharing. Ask how restaurants and offices contribute to shared expenses, garage use and security.
  5. View lines. The two towers face the marina, the lagoon and Singer Island differently by floor and orientation. Visit at sunrise and sunset if water views are the priority.
  6. Insurance. Get a quote for an HO-6 policy on the specific residence before you commit.
