Alba Palm Beach West Palm Beach: 55-Residence North Flagler Condo Buyer's Guide (2026)

Alba Palm Beach is a 22-story condominium with 55 residences at 4714 North Flagler Drive in the Northwood area of West Palm Beach, directly on the Intracoastal Waterway with views east to the island of Palm Beach. BGI Companies, led by Kenneth A. Baboun, developed it with Blue Road. Spina O'Rourke + Partners designed the tower, and Moss Construction managed construction.

The building topped off in May 2025, and the developers announced completion on June 26, 2026, with the project 95 percent sold and residents moving in. In July 2026 a townhome closed at $10.4 million, which The Real Deal listed among the top South Florida home sales that week. This guide covers the residences, the amenity program, the project's history and what a buyer of a remaining or resale residence should check.

Sources: Florida YIMBY's reports of April 2022, November 2023, August 2025 and October 2025, the South Florida Business Journal's August 2023 groundbreaking report, the developers' June 2026 completion announcement and MLS records as of October 2026.

Residences and sizes

Alba's 55 homes are arranged around a boutique floor plate. Listing copy describes four residences per floor on the typical tower floors, and every residence opens from a private elevator and vestibule. At the base are four townhomes of two and three stories with private plunge pools and multi-level terraces, and at the top are two penthouses, which Florida YIMBY's October 2025 report described as having private rooftop terraces.

The developers market two- and three-bedroom tower residences and four-bedroom townhomes. MLS records for residences that have sold or listed show this pattern:

Residence typeInterior sizes seen in MLS records (Oct 2026)
Two-bedroomAbout 1,800 sq ft
Three-bedroomAbout 1,780 to 1,870 sq ft on most floors; about 2,770 sq ft on a 20th-floor plan
Four-bedroom (ground-level residence)About 3,170 sq ft
Townhome recorded as five bedroomsAbout 4,470 sq ft

These are the sizes of residences that have traded or listed, not a complete floor-plan catalog. The South Florida Business Journal's 2023 groundbreaking report gave a range of 2,364 to 6,091 square feet, which appears to reflect a different measurement, likely including terraces; compare interior and outdoor areas separately when you review a plan.

Terraces are a large share of the living space. Current listings describe a northeast corner plan with a 578-square-foot wraparound balcony with an outdoor grill and refrigerator, and a southeast corner plan with a 556-square-foot terrace and summer kitchen. Interior finishes include floor-to-ceiling hurricane-impact glass, Italkraft Italian kitchens with Sub-Zero and Wolf appliances, and spa-style baths.

Architecture and design

Spina O'Rourke + Partners, a West Palm Beach firm, designed the tower, with landscape architecture and planning by Schmidt Nichols. The tower rises from a curved podium at the base, with the residential floors oriented east toward the water and Palm Beach. The amenity level sits on the sixth floor, at the top of the podium; Florida YIMBY's August 2025 construction report noted stainless steel spa vessels being installed atop the east podium.

Amenities

The developers describe more than 25,000 square feet of amenities indoors and out. The published program includes:

  • Sixth-floor amenity level with a sunrise pool overlooking the Intracoastal and a sunset pool to the west, with cabanas and grill areas
  • Technogym fitness center with water views
  • Spa with sauna and steam rooms
  • Theater and private dining room
  • Wine storage
  • Golf simulator
  • Art and relaxation garden
  • Owners' lounge overlooking the water
  • Private dock with day-dock boat slips on the Intracoastal
  • Gated private entry

During sales, the developers also offered resident programs: concierge medicine with Mount Sinai's West Palm Beach practice, including after-hours care through Sollis Health, a complimentary first-year membership at the Palm Beach Yacht Club & Marina and a jet card membership through Magellan Jets. These were sales-period benefits; ask whether any apply to a resale or remaining residence before counting on them.

The day docks are for short stays, not permanent dockage. Buyers who keep a boat should plan on a nearby marina and confirm the association's dock rules.

Location: Northwood and North Flagler Drive

Alba sits on the Intracoastal side of North Flagler Drive in Northwood, a largely residential waterfront stretch north of downtown West Palm Beach. Florida YIMBY's 2022 report pointed to Osprey Park and the Palm Beach Sailing Club as nearby waterfront neighbors. The Nora District, a mixed-use redevelopment on the north side of downtown, is a short drive south, as are the downtown waterfront, Clematis Street and the bridges to Palm Beach.

The developers' marketing leans on what the site is not: it is away from crowded beaches and large towers, in a quiet residential setting. The trade-off is that Northwood is a drive, not a walk, from most of downtown, and North Flagler Drive is seeing several large new towers to the south. For the wider city, see our West Palm Beach guide, and if you are also weighing the island, our Palm Beach guide.

February 2022Sales launch, with pricing from $2.5 million
April 2022$82 million construction loan from Trez Capital reported; more than 30% reserved
August 2023Groundbreaking; pricing from $3 million and about 40% presold

May 2025Topping off
August 2025More than 60% sold, pricing from $2.865 million
June 26, 2026Completion announced; 95% sold, remaining residences from about $2.5 million
July 2026Townhome closes at $10.4 million

The schedule moved over time. Early reports targeted delivery in 2025, and the builder changed during development: Florida YIMBY's 2022 report named Suffolk Construction, the 2023 groundbreaking reports named Ortega Construction as general contractor, and BGI named Moss in December 2023, which carried the tower to completion. The original 2022 report also described 55 condominiums plus four townhomes; later reports and the developers count 55 residences in total, including the townhomes.

Prices, recent sales and carrying costs

MLS-recorded sales, June to September 2026: six closings from $2.45 million (a two-bedroom of about 1,799 sq ft, June 2026) to $10.4 million (a townhome of about 4,471 sq ft, July 2026). Three-bedroom tower residences of about 1,866 sq ft closed between $3.7 million and $3.95 million. The median was about $2,087 per square foot. Many developer closings may not have gone through the MLS, so treat these as a sample.

Listings, October 2026: 14 residences appeared in MLS records for sale. Eight were pending, and six were active, asking from $2.5 million for a two-bedroom to $9.95 million for a four-bedroom ground-level residence of about 3,170 sq ft. Across all 14, the median asking price was about $2,011 per square foot. One residence was listed for rent at $32,000 a month.

Association fees: current listings show monthly fees of about $3,100 to $3,700 for residences of about 1,780 to 1,870 sq ft, about $4,980 for a 2,770-square-foot plan and about $7,925 for the 3,170-square-foot ground-level residence. The median across listings was about $1.82 per square foot per month. First-year budgets often change once owners control the association, so ask for the current budget and reserve schedule.

How Alba compares on North Flagler Drive

BuildingAddressResidencesPricing (published)Status

Mandarin Oriental Residences5400 N Flagler Dr87From about $3.5MPre-construction; completion targeted 2031
Shorecrest1865 N Flagler Dr98From $3.5MUnder construction; completion expected 2027
The Ritz-Carlton Residences1717 N Flagler Dr138From $3MUnder construction; completion expected 2028

Alba's main advantage over its North Flagler neighbors is timing: it is finished, so a buyer can tour the actual residence, see the views from a given floor and review an operating budget, instead of waiting years for delivery. Mandarin Oriental, a short distance north on the same road, offers larger all-corner plans and a hotel brand's services but is years from completion. Shorecrest and the Ritz-Carlton Residences, closer to downtown, are larger buildings with broader amenity programs and later delivery dates. Our guides to Mandarin Oriental Residences, Shorecrest and the Ritz-Carlton Residences, West Palm Beach cover those projects.

What to check before you buy

  1. Developer or resale. Remaining developer residences and owner resales come with different contracts, deposit terms and closing costs. Ask which you are buying and what the developer still controls in the association.
  2. Association documents. Request the budget, reserve study, recent minutes and the declaration's rules on leasing and pets. MLS records list the building as allowing pets; we have not found published rental minimums, so confirm them before assuming a lease strategy.
  3. Structural integrity reserve study. Florida requires a SIRS at least every ten years for condominium buildings of three or more habitable stories, and a new building's first milestone inspection generally comes 30 years after the certificate of occupancy. Our milestone inspection and SIRS guide explains what to ask for.
  4. Warranty and turnover. Ask what warranty coverage remains, whether the association has commissioned a turnover inspection and whether any construction claims are open.
  5. Terrace and view lines. Terrace size varies widely by stack, and corner plans face different parts of the Intracoastal and Palm Beach. Visit at sunrise and sunset if views are the priority.
  6. Insurance. Get an HO-6 quote on the specific residence before you commit.
