Boca Beach House, recorded as the Boca Beach Residences condominium, is a four-story, 32-residence building at 725 South Ocean Boulevard in Boca Raton, on the western shore of Lake Boca Raton across the water from The Boca Raton resort. Key International and Integra Investments developed it with investment partner Wexford Real Estate Investors. Sieger Suarez Architects designed the building, Linda Ruderman designed the amenity interiors and Raymond Jungles designed the landscape on the 3.2-acre site. Craft Construction built it.
The project sold out before completion at about $145 million in total, and Florida YIMBY reported its temporary certificate of occupancy in October 2023. Every purchase now is a resale. With 32 homes, a private 18-slip marina and residences that start well above 3,500 square feet, it is, in Key International co-president Inigo Ardid's words at completion, "one of the only low-density luxury condo projects" delivered in the Boca Raton market at the time. This guide covers the residences, the marina, the sales record and what a buyer should check. For the wider market, see our Boca Raton guide.

The residences
The developers described 32 flow-through residences of two to four bedrooms with 10-foot ceilings, semi-private elevator access and large terraces. At the September 2021 topping-off, the published size range was about 3,855 to 5,041 square feet. Brokerage materials quote a wider range, from about 3,400 square feet of air-conditioned space to about 7,500 square feet including terraces, so ask whether a figure counts interior area only.
The building has eight homes per floor, and the floor sets the outdoor space:
- Ground-floor "lanai" residences, eight in all according to current listing copy, open onto a lake-facing lanai with a private pool and summer kitchen.
- Upper-floor residences have two terraces, one facing the lake with a summer kitchen.
- Fourth-floor penthouses carry a "PH" designation in listings.
Current MLS listings show interior areas of about 3,550 square feet for a three-bedroom lanai residence and about 4,236 square feet for a three-bedroom on the second floor. Listing descriptions mention floor-to-ceiling glass, Savant smart-home systems, large-format marble or porcelain floors and custom kitchens, though finishes vary because many owners customized their homes.
Each residence has assigned garage parking (current listings show two to four spaces) and, according to sales materials, a climate-controlled storage unit.
Architecture and grounds
Sieger Suarez Architects designed a low, horizontal building that keeps the homes close to the water. Raymond Jungles' landscape plan surrounds the building with tropical gardens and a lakefront boardwalk. Linda Ruderman designed the lobby and amenity interiors in a contemporary coastal style.

Amenities and the marina
Published amenities are scaled to a 32-home building:
- Private 18-slip marina on Lake Boca Raton, with a marina attendant
- Lakefront pool deck with an infinity-edge pool and spa
- Gazebo with an outdoor kitchen and barbecue area
- Indoor fitness center, sauna and steam rooms, and a yoga area
- Lakefront boardwalk through the landscaped grounds
- 24-hour concierge and valet service for guests
- Underground garage parking and residence storage
Early plans described a 14-slip marina; by the December 2020 groundbreaking the developers were describing 18 slips. Slips were offered at additional cost, so a residence does not automatically include one. One current listing advertises dockage for a 40- to 50-foot boat. If a slip matters, confirm whether it conveys with the residence, how it is titled or assigned, and its length and depth limits.
The developers also marketed an opportunity to join The Boca Raton's club, with its beach club, golf, tennis, pools and restaurants. Membership is separate, by application and at additional cost; it is not part of the condominium.
Location: Lake Boca Raton and A1A
The building sits on the lake side of South Ocean Boulevard (A1A), on a parcel that had belonged to The Boca Raton resort. Key International and Integra bought the roughly 3-acre site in 2017 for $17.3 million, according to The Coastal Star, which reported that the developers called it one of the last developable waterfront parcels in east Boca Raton.
Across Lake Boca Raton is The Boca Raton resort, and the Boca Raton Inlet, which gives boats a direct route to the Atlantic, is a short run south. Listings describe a short walk to The Boca Raton's Beach Club. Downtown Boca Raton, Mizner Park and Royal Palm Place are a few minutes west by car over the Palmetto Park Road or Camino Real bridges.
For buyers, the location combines two things that rarely come together in Boca Raton: ocean access by boat from a building's own dock, and a condominium with services, within a few minutes of downtown. The trade-off is that the building faces the lake, not the ocean, so the views are of the water and the resort rather than the Atlantic horizon.
Timeline
| Milestone | Date |
|---|---|
| Key International and Integra buy the site from the resort's owner for $17.3 million | 2017 |
| Sales launch | May 2019 |
| Groundbreaking; about 80% sold, remaining residences from $3 million | December 2020 |
| Topped off; sold out at about $145 million | September 2021 |
| Temporary certificate of occupancy reported | October 2023 |
The 2021 topping-off report expected completion in summer 2022. The temporary certificate of occupancy followed in 2023, which is also the year built recorded in MLS listings.
Prices, recent sales and carrying costs
Pricing started at about $3 million when the remaining residences were offered in 2020. Resales have traded far higher:
- In October 2024, The Real Deal's weekly Palm Beach County condo report listed unit 303 among the top sales at $9.6 million, about $2,218 per square foot.
- In 2026, a brokerage reported a sale of a first-floor corner residence of about 5,000 square feet with four bedrooms at $14.1 million, which it described as a record for the building.
Active listings, October 2026: two residences for sale, a three-bedroom lanai residence of about 3,550 sq ft asking about $11.2 million and a three-bedroom of about 4,236 sq ft asking about $11 million, or roughly $2,600 to $3,140 per square foot. With 32 homes, supply is thin, and a buyer may wait for the right line.
Association fees: the two current listings show monthly fees of about $6,900 and $8,300, or roughly $1.95 to $1.97 per square foot. That is high per square foot for a four-story building and reflects a small number of owners sharing staff, marina and amenity costs.
Leasing: current MLS data for the building show a minimum lease of 365 days and leasing no more than once a year. Confirm the rule in the declaration before buying with a rental plan. Listings also report that pets are allowed; check the size and number limits in the documents.
How Boca Beach House compares nearby
| Building | Setting | Residences | Delivered | Boating |
|---|---|---|---|---|
| Boca Beach House | Lake Boca Raton, A1A | 32 | 2023 | 18-slip private marina |
| Manatee Pointe at Lago Mar | Lake Wyman, Lago Mar | 3 | 2026 | Private dockage per residence |

Boca Beach House is the only completed condominium in this group with a shared marina on Boca Raton's barrier island. Manatee Pointe offers an even smaller, three-home alternative on Lake Wyman. The downtown buildings trade water access for walkability and lower prices per square foot. Buyers who want oceanfront sand rather than a lakefront dock may also weigh the Rosewood Residences Hillsboro Beach guide a few miles south.
What to check before you buy
- Slip rights. Confirm whether a slip conveys, how it is assigned, any separate fee and the maximum vessel size.
- Association budget and reserves. Ask for the current budget, the reserve schedule and the building's structural integrity reserve study. Our milestone inspection and SIRS guide explains what to request.
- Turnover and warranty. In a building completed in 2023, ask whether the association has completed its turnover inspection and whether any construction claims are open.
- Flood and windstorm insurance. The building is on the water on the barrier island. Get the association's master policy summary and an HO-6 quote, including flood coverage, for the specific residence.
- Measurements. Compare interior air-conditioned area separately from terraces and lanais, since brokerage figures mix the two.
- Club membership. If access to The Boca Raton's club matters, confirm eligibility and costs directly with the club.
