Royal Palm Residences Boca Raton: Group P6's 48-Residence Downtown Condo, Buyer's Guide (2026)

Royal Palm Residences is a 48-residence condominium in three nine-story buildings at the corner of Fifth Avenue and East Royal Palm Road in downtown Boca Raton, south of Palmetto Park Road and across from the city's Silver Palm Park on the Intracoastal. The developer is Group P6, led by Ignacio Diaz and Jose Padua. Group P6's announcements credit RLC Architects of Boca Raton with the design, Suffolk Construction built it and Zelman Style Interiors handled interior design and customization.

Residences have three to five bedrooms and range from about 2,425 to 7,168 square feet, including six penthouses, with private elevator entries and terraces on every home. Group P6 held a grand opening in March 2024, when the first building received its temporary certificate of occupancy, and closings followed. This guide covers the residences, amenities, location, sales and what a buyer should check. For the wider market, see our Boca Raton guide.

Residences and sizes

The published range runs from about 2,425 to 7,168 square feet across three- to five-bedroom plans. That is an overall range. Group P6 has not published a size for each bedroom type, so treat the endpoints as the smallest and largest homes rather than as a guide to every three- or five-bedroom.

What the developer did publish describes the layout of every home:

  • Dual-entry private elevator access into each residence
  • About 270 degrees of natural light in each residence
  • Terraces on all 48 homes with built-in Wolf gas grills, from about 165 to more than 2,000 square feet
  • European cabinetry, quartz counters, Sub-Zero and Wolf appliances, 48-by-48-inch porcelain floors and Crestron home automation
  • Two assigned underground parking spaces per residence, in a garage of about two and a half levels below grade

Resale listings add detail. A current listing describes the building as having four villas, homes with large wraparound terraces; the listed villa is a three-bedroom-plus-den of about 2,968 square feet with a terrace of about 1,997 square feet. MLS records also show a four-bedroom of about 2,966 square feet and a three-bedroom of about 2,706 square feet.

The Sky Palace penthouse

In February 2021, Group P6 unveiled the top penthouse, marketed as Sky Palace, at $10 million. It was described at about 7,120 square feet with views of the Atlantic, the Intracoastal, The Boca Raton resort and downtown, two private elevators, four underground parking spaces, a wine cellar and a home theater. That was an asking price at the time, not a recorded sale.

Architecture and design

The project's three nine-story buildings share an underground garage and a ground-level amenity floor on a site of about 1.6 acres. Dividing 48 homes among three buildings, with a few residences per floor, is what lets every home have a private elevator entry and two or three exposures. Group P6's releases name RLC Architects as architect; Suffolk Construction's project page lists Arcadis, so ask the association for the architect of record if it matters for your due diligence.

Amenities

The amenity program is on the ground level, which Group P6's sales materials described as a 7,000-square-foot wellness plaza:

  • Fitness center
  • Boutique pool with a heated spa
  • Club room with a European kitchen and bar
  • 24-hour doorman and concierge service
  • Private underground storage

There is no rooftop pool deck or marina. With 48 homes, the shared amenities are modest compared with larger downtown buildings; buyers are paying for private, house-like residences more than for a resort program.

Location: East Royal Palm Road

Royal Palm Residences sits on the east edge of downtown, near where Palmetto Park Road meets the Intracoastal. Across the street is Silver Palm Park, a city waterfront park with a public boat ramp, which connects to Wildflower Park, opened by the city on the Intracoastal in October 2022. Royal Palm Place's shops and restaurants are a few blocks west, Mizner Park is a short walk north, and The Boca Raton resort and the beach are less than a mile away.

East Royal Palm Road is changing. Group P6 previously built the nine-story, 24-residence 327 Royal Palm a short walk west, and The Coastal Star reported in November 2022 that several smaller condominium projects had been proposed along the street. Ask about planned construction near the residence you are considering.

The schedule ran about two years longer than the 2022 delivery target in the launch materials. In April 2024, South Florida Business and Wealth reported that certificates for the remaining buildings were expected shortly.

Prices, recent sales and carrying costs

Pricing started at $1.75 million at the January 2020 launch and from $1.9 million for the remaining residences at the December 2020 groundbreaking. By June 2022, residences were being marketed from about $3.5 million.

MLS-recorded sale: in May 2026, a four-bedroom fifth-floor corner residence of about 2,966 sq ft sold for $3 million, about $1,011 per square foot.

Active listing, October 2026: one residence, a three-bedroom-plus-den villa of about 2,968 sq ft, asks about $3.4 million, or about $1,144 per square foot. A three-bedroom of about 2,706 sq ft has also been leased through the MLS at an asking rent of $27,500 a month. With 48 homes and few resales, the market here is thin, and individual sales can move the averages.

Association fees: the current listing shows a monthly fee of about $3,900, or about $1.31 per square foot. Current listings also report that pets are allowed. We have not found published rental minimums.

What to check before you buy

  1. Certificates and turnover. Confirm that all three buildings have final certificates of occupancy and whether the developer has turned the association over to owners.
  2. Budget and reserves. Ask for the current budget, reserve schedule and the structural integrity reserve study. Our milestone inspection and SIRS guide explains what to request.
  3. Warranty status. In a building delivered in 2024, ask what warranty coverage remains and whether any construction claims are open.
  4. Address on comparables. Sales and listings use 475, 485 and 495 East Royal Palm Road for the three buildings. Search all three when you pull comparables.
  5. Terrace and exposure. Terraces range from about 165 to more than 2,000 square feet; compare outdoor area and orientation, not only interior size.
  6. Rental and pet rules. Read the declaration before assuming a lease strategy.
