Banyan Tree Residences West Palm Beach is a 25-story condominium planned at 400 Hibiscus Street in downtown West Palm Beach, at the southeast corner of Hibiscus Street and South Dixie Highway, one block east of CityPlace. It is the first U.S. residential project under Banyan Group's Banyan Tree brand, developed by Mast Capital and Curated JCZM Development in collaboration with Banyan Group. OMA, the firm founded by Rem Koolhaas, designed the building, with interiors by Yabu Pushelberg and landscape architecture by Enea Landscape Architecture. The tower holds 88 residences in one- to four-bedroom plans with 1.5 to 4.5 baths, plus a penthouse collection; residences listed so far range from about 1,080 to 2,960 square feet. Every residence is a corner home with multi-directional views, floor-to-ceiling glass and a wraparound terrace, and most have direct private elevator entry. OMA's design stacks two interlocking residential volumes above a multi-level podium, with parking in the lower levels. Wellness anchors the amenity program. A full floor is planned for a spa with a hammam, cryotherapy, steam room, sauna, soaking baths, cold plunge, rainforest showers and a meditation dome and garden. Other amenities include a resort-style pool with cabanas, an open-air cinema, indoor and outdoor fitness areas, a Pilates studio, children's spaces and a private porte cochère. Owners join the Sanctuary Club, which gives preferred access to Banyan Group's more than 100 hotels and resorts and over 140 spas, galleries and wellness destinations in more than 20 countries. Rosemary Square, Royal Poinciana Plaza and the bridges to Palm Beach and Worth Avenue are a short drive away, and the Intracoastal is two blocks east. West Palm Beach's Downtown Action Committee unanimously approved the project on August 12, 2026, after about a year of review, and the developers expect delivery in 2029. Pricing starts at $1.9 million, with sales by Douglas Elliman Development Marketing. Join the waitlist or request floor plans through the building page.
