Mandarin Oriental Residences, West Palm Beach is a 31-story waterfront tower planned for 5400 North Flagler Drive, the brand's first standalone residences in South Florida, with no hotel. Developed by Great Gulf of Toronto and designed by Safdie Architects, Moshe Safdie's firm, in its first Florida residential tower, with interiors by Studio Munge and landscape by Enea, it holds 87 residences, four per floor and every one a corner, in two- to four-bedroom plans, plus two multi-level villas at the base and a full-floor penthouse. Sales launched in February 2026 from about $3.5 million; the developer estimates groundbreaking in 2027 and completion in 2031. The 2.5-acre site is on the Intracoastal in Northwood, north of downtown West Palm Beach, on the former Poinsettia Club Apartments property. Downtown, the Brightline station and the bridges to Palm Beach are about 10 minutes south, and Palm Beach International Airport is about 15 minutes. Amenities include a rooftop lounge with pool and cabanas, a spa, a fitness center, a ground-level pool with bar and cabanas, a private beach-inspired waterfront with a spiral stair to the water, boat dock access, a pickleball court, a garden lounge, private dining and guest suites, with Mandarin Oriental hospitality services for residents.
