Mandarin Oriental has put its name on hotels with residences attached, in Miami, New York and Boston among others. In February 2026 it announced its first standalone residences in South Florida, with no hotel, on the West Palm Beach waterfront, designed by one of the most recognizable architects alive.
Mandarin Oriental Residences, West Palm Beach is a 31-story tower planned for 5400 North Flagler Drive, developed by Toronto's Great Gulf and designed by Safdie Architects, Moshe Safdie's firm, in its first Florida residential tower. Interiors are by Studio Munge and landscape by Enea. It holds 87 residences, four per floor and every one a corner, priced from about $3.5 million, with completion targeted for 2031.

Design: Safdie's First Florida Tower
Moshe Safdie is best known for Habitat 67 in Montreal and Marina Bay Sands in Singapore. His Mandarin Oriental tower is composed of four tapering volumes, which is what allows every one of the 87 residences to be a corner unit with two exposures. Published unit sizes range from roughly 2,100 to more than 5,800 square feet depending on the source; expect the final floor plans to settle the range.
Two multi-level private villas sit at the base of the tower, and a single full-floor penthouse crowns it. Studio Munge, the Toronto design firm, handles interiors.
Location
5400 North Flagler Drive is in Northwood, on the Intracoastal north of downtown West Palm Beach, on the former Poinsettia Club Apartments site. It is the northernmost of the new Flagler Drive towers.
