Origin Residences by Artefacto: Bay Harbor Islands Pre-Construction Condo Guide (2026)
Origin Residences by Artefacto is a seven-story, 27-residence waterfront condominium at 9760 West Bay Harbor Drive in Bay Harbor Islands, FL 33154. It is developed by VDA | Origin Miami, a Chilean firm led by Mauricio Moya and Sergio Guzman, and designed by Revuelta Architecture International. The furniture company Artefacto brands the building and furnishes its residences and common areas. The developer's July 2025 announcement calls it the first condominium branded and furnished by Artefacto, and 2023 launch coverage described it as the company's first U.S. real estate venture.
Origin is also marketed as Origin Residences Bay Harbor and Origin Bay Harbor Islands. It is a small building: 27 homes of two to four bedrooms on a half-acre lot on the west side of the island, with a balcony on every residence and a rooftop pool. Sales launched in March 2023, and the developer reported 20 of 27 residences pre-sold by July 2025. This guide covers what has been published, where sources disagree, and how to compare the remaining units with other Bay Harbor Islands condos and Miami pre-construction projects.

| Construction loan | $30.5 million from S3 Capital (2025) |
| Completion target | Late 2026, as of the developer's mid-2025 announcement |
The table draws on the developer's July 2025 announcement, Cervera's current project page, the Town of Bay Harbor Islands' November 2023 council agenda, Thornton Construction's project page and the Miami-Dade Property Appraiser. Confirm any line with the sales team before relying on it, because boutique programs can change during construction.
Residence layout and sizes
Origin's 27 residences occupy floors 3 to 7. Cervera's floor-plan list breaks them down this way:
| Floor | Residences |
|---|---|
| 3 | 5 |
| 4 | 6 |
| 5 | 6 |
| 6 | 5 |
| 7 | 5 |
| Total | 27 |
With five or six homes per floor, most residences share a floor with only a few neighbors. The building offers two-, three- and four-bedroom residences, some with dens, plus penthouse residences, which are included in the 27. Neither the number of penthouses nor the count of each bedroom type has been published.
Size figures depend on which source and which point in the sales cycle you read:
- Launch materials (2023) described residences from about 1,300 to 2,330 square feet. Florida YIMBY's June 2023 report gave a slightly different range of 1,367 to 2,328 square feet.
- Remaining inventory (mid-2025) was 2,135 to 2,200 square feet, according to the developer's July 2025 announcement. That range describes the units still for sale at that point, not the whole building.
Sizes for each bedroom type have not been published, so treat the overall range as building-wide bounds. The Origin building page shows current listing data, including the two residences on the market described below.
Residence features and Artefacto furnishings
Artefacto's role goes beyond lending its name: the company furnishes the residences and common areas, and launch materials said owners would work with its design team on the selection of finishes and furnishings. Carla Guilhem, a Miami design studio selected by Artefacto, designed the interiors, including the kitchens and common areas.
Cervera lists these residence features:
- Floor-to-ceiling impact glass
- Ceilings up to 9 feet, rising to 11 feet in the penthouse residences
- Italian kitchens with Wolf and Sub-Zero appliances
- Italian marble bathrooms and porcelain floors
- A balcony on every residence
- Built-out walk-in closets
- Full-size washer and dryer
- Nest thermostats and fiber to the home
Branded furnishings are a real difference between Origin and other small Bay Harbor buildings, but ask the sales team exactly what is included. Get a written list of the furniture, fixtures and finishes that come with your residence and those that are optional or extra. Our guide to branded residences in Miami explains how brand partnerships usually work and what to check in the contract.
Architecture and renderings
Revuelta Architecture International is the design architect. The developer's renderings show a low, white building with stacked, cantilevered balconies with glass railings, planters on the roof and a landscaped waterfront edge with cabanas and docks along the seawall. Several of the renderings are drawn from the water, which suits a site marketed for its sunset views.
Developer renderings. These are artist's concepts and may differ from the finished building.
Origin is a seven-story building, so the view from a given residence depends a great deal on its floor and on which side of the building it faces. Ask which residences face the water and which face West Bay Harbor Drive, and how the balconies on the floor above affect light and views.
Amenities
Cervera's current project page, the developer's July 2025 announcement and the 2023 launch materials list these shared amenities between them:
- Rooftop pool deck with poolside summer kitchens and a bar
- Gym
- Club room / owners' lounge
- Coworking space
- Lobby lounge
- Kids' playroom
- Pet zone
- 24-hour security and an attended lobby
- EV charging
- Storage on every residential floor
- Designated self-parking for every residence
Cervera's current page lists the rooftop, gym, 24-hour security, EV charging, storage and parking; the club room, coworking space and lounge come from the developer's 2025 announcement, and the kids' playroom, pet zone and attended lobby from 2023 launch coverage. Ask the sales team for the final amenity program. Florida YIMBY's 2023 report described valet parking, while Cervera's current page lists designated self-parking, so ask how parking will actually work. The number of spaces has not been published.
With 27 owners sharing these amenities, ask the sales team for the projected monthly assessment once the budget is available. Fixed costs such as 24-hour lobby staff and a rooftop pool are split among few owners in a building this size.
The marina: what sources say
Boat slips are a major draw for Bay Harbor buyers, and the published slip counts for Origin do not match:
| Source | What it says |
|---|---|
| Developer announcement (July 2025), ProfileMiami (December 2023) | 10 boat slips |
| Florida YIMBY (June 2025) | 9 slips for boats up to 60 feet |
| Cervera's current project page | 9 slips with a launch dock and cabanas, labeled "proposed" |
If a slip matters to your purchase, do not rely on marketing materials. Ask whether slips are assigned, sold or leased separately, what vessel length each slip can take, whether the marina has been permitted and how slip rights appear in the condominium documents. The waterfront has more than 100 feet of frontage on the island's northwestern shoreline, and boats reach the ocean through Haulover Inlet.
Location: West Bay Harbor Drive
Origin sits on the westernmost part of Bay Harbor Islands, with sunset views and more than 100 feet of frontage on the northwestern shoreline. The town identifies the site as 9740-9760 West Bay Harbor Drive, and Miami-Dade County property records show two 75 x 150 foot lots (Lots 25 and 26 of Block 3) in a multi-family zone.
Indian Creek Residences & Yacht Club is on the same street at 9110 West Bay Harbor Drive. The town's November 2023 council agenda included a proposed private transfer of 3 dwelling units of development rights from that address to Origin. For boat owners, the route to the ocean runs through Haulover Inlet. Read our Bay Harbor Islands neighborhood guide for a wider look at the town and its other condo buildings.
Project timeline and status
These dated milestones come from public filings and reporting:
| Date | Milestone |
|---|---|
| October 8, 2021 | Bay Harbour Investment Inc, the site's current owner of record, buys both lots; the county records a $4.5 million price for the purchase (Miami-Dade Property Appraiser sales history) |
| March 2023 | Sales launch, with pricing from about $1.39 million |
| November 8, 2023 | The Town Council agenda includes two transfer-of-development-rights items for the project: 3 units from 9110 West Bay Harbor Drive and 6 units from the town's pool. The vote outcome was not verified. |
| December 2023 | ProfileMiami reports the project has passed 70% sold |
| March 30, 2024 | Florida YIMBY reports that construction has started |
| April 2025 | Groundbreaking, according to the developer |
| June 2025 | Foundation work under way; the $30.5 million S3 Capital construction loan is reported |
| July 2025 | The developer reports 20 of 27 residences pre-sold (74%) and a late 2026 completion target |
Two points need context:
- Construction start. Florida YIMBY reported construction starting in March 2024, while the developer's 2025 announcement dates the groundbreaking to April 2025.
- Completion. Florida YIMBY's 2023 and 2024 articles gave 2025 as the target. The developer's mid-2025 target is late 2026. As of October 22, 2026, we have found no reliable report of the building topping off or receiving a temporary certificate of occupancy.
The Miami-Dade Property Appraiser's 2026 tax roll still classifies both folios as vacant land, with no condominium units on the roll. That is typical before a condominium declaration is recorded, but it also means no closed resales exist to set a price benchmark. Before signing, ask the sales team for the current construction stage, the expected TCO date and what the purchase contract says about delivery deadlines.
Pricing and current listings
Sales launched in March 2023 from about $1.39 million. By mid-2025, the developer's announcement put the remaining units at 2,135 to 2,200 square feet and $3.8 million to $4.5 million. Florida YIMBY's June 2025 report gave a wider range of $1.5 million to $4 million, so the two sources do not agree on the 2025 price framing.
As of October 22, 2026, two Origin residences are listed on the Miami MLS. These are asking prices from listing data, not closed sales:
| Residence | Bedrooms / baths | Size | Asking price | Asking price per sq ft | Listed |
|---|---|---|---|---|---|
| 302 | 3 bed / 4.5 bath | 2,187 sq ft | $4,223,000 | About $1,931 | April 14, 2025 |
| 401 | 4 bed / 4 bath | 2,135 sq ft | $4,161,500 | About $1,949 | September 14, 2026 |
The same listings show a 180-day minimum lease. That is a field entered on the MLS, not a rule from the developer's documents. If you plan to rent the residence out, get the rental restrictions from the condominium documents. Listing details change, so check the Origin building page for the current list.
Origin vs. nearby Bay Harbor Islands projects
| Project | Residences | Status and published facts |
|---|---|---|
| Origin Residences by Artefacto | 27 | 7 stories; under construction; 74% sold as of July 2025; late 2026 target; no reported topping off |
| Bay Harbor Towers | 44 | 8 stories; topped off November 18, 2025; about 75% sold, with nine units from $2.6 million and two penthouses from $10 million remaining (Florida YIMBY, December 2025) |
| Onda Residences | 41 | CMC Group and Morabito Properties' eight-story waterfront building at 1135 103rd Street, reported complete in August 2024 |
| La Maré Signature Collection | 9 | Regency Development Group's boutique building at 9781 East Bay Harbor Drive; Florida YIMBY reported construction starting in 2024 |
Bay Harbor Towers is the closest comparison on timing. It is a larger building, and it has topped off, which Origin has not reported. Onda has already been delivered, so it gives you a finished boutique waterfront building to compare against. How to evaluate the remaining Origin residences
- Confirm what is still available. The last reliable sales figure is 20 of 27 residences sold, from July 2025. Ask Cervera which residences are still unsold, which resales are listed, and whether any developer inventory is priced differently from the MLS listings.
- Pin down the marina. Get the slip count, slip sizes, permit status and how slips are allocated in writing before you count on one.
- Ask for the construction schedule. The completion target has moved from 2025 to late 2026. Request the current TCO estimate and read the contract's delivery and extension clauses.
- Get the Artefacto furnishing package in writing. Confirm which furniture, fixtures and finishes come with your residence.
- Compare on the same terms. For Origin, Bay Harbor Towers and any finished building you are considering, request price per square foot, projected assessment, parking, slip rights and rental rules. Our guide on why buy pre-construction in Miami covers the contract questions that matter most.
- Join the waitlist on the Origin building page to be notified when listings or status change.
