Alma's penthouse, PH701, is a full-floor five-bedroom home of 3,969 square feet. Finishes include Italkraft kitchens and vanities, integrated Miele appliances, Graff plumbing fixtures, floor-to-ceiling impact windows, large terraces, natural wood and imported Italian tile. Kobi Karp's design pairs clean modern lines with soft curves and earthy materials. Shared space is on the roof, with a pool, a yoga and wellness area and a summer kitchen. The lobby is secured with smart access, and the condominium is pet-friendly. The January 2026 sales presentation quoted association dues of about $1.11 per square foot a month and a three-month minimum lease. MLS listings posted in September 2026 show fees closer to $1.22 per square foot. The 11,250-square-foot interior lot sits on a quiet low-rise street in north Bay Harbor Islands, about half a mile north of Ruth K. Broad Bay Harbor K-8 Center and a short drive from Bal Harbour Shops and the beach. The developer's entity bought the site in May 2022. Its January 2026 sales presentation targeted groundbreaking in the second quarter of 2026, topping off in early 2027 and delivery in the fourth quarter of 2027. A start had not been confirmed as of November 2026.
