Kobi Karp Architecture & Interior Design is designing the building and its interiors, Exoticscape is the landscape architect and LIR Luxury & Commercial Group of Lifestyle International Realty handles sales. Mila is the sister building to Alma Bay Harbor, a second nine-residence Kobi Karp project at 1160 101st Street. The brochure describes two- to four-bedroom residences from 2,100 to 3,900 square feet, with one or two homes per floor and private elevator entry to each. The top-floor penthouse, PH601, is a full-floor four-bedroom home of 3,919 square feet. Finishes include Italian flooring, natural oak, floor-to-ceiling glass, a Miele appliance suite, Graff fixtures, Toto toilets and spa-style baths with deep soaking tubs. The brochure calls the design Mediterranean-modern, with soft curves set against clean lines. Renderings show curved, stacked terraces with planted edges. The roof holds a pool and solarium, a summer kitchen and a yoga area, and the brochure also lists a fitness and garden space. The building is pet-friendly with a secure smart-access lobby. The January 2026 sales presentation quoted association dues of about $1.24 per square foot a month and a three-month minimum lease. MLS listings posted in September 2026 show fees closer to $1.38 per square foot. The 11,250-square-foot interior lot is a short walk from the cafes and shops of Kane Concourse and minutes from Bal Harbour Shops and Surfside Beach. The developer's entity bought the site in June 2022. Its January 2026 sales presentation targeted groundbreaking in the second quarter of 2026, topping off in early 2027 and delivery in the fourth quarter of 2027. A start had not been confirmed as of November 2026.
