Mila Bay Harbor: Kobi Karp's Nine-Residence Condo a Block From Kane Concourse (2026)

If you want a new condo in Bay Harbor Islands within an easy walk of the town's cafes, Mila Bay Harbor is worth a close look. It is a planned nine-residence building at 1125 97th Street, Bay Harbor Islands, FL 33154, one block north of Kane Concourse, the town's main street.

Islands Development Group is the developer. Kobi Karp Architecture & Interior Design designed the building and its interiors, and Exoticscape did the landscape. The brochure describes two- to four-bedroom homes from 2,100 to 3,900 square feet, with one or two per floor and a private elevator to each. Pool, solarium and summer kitchen are on the roof.

Mila went on sale in January 2026, when its first residences appeared on the MLS. The developer's sales presentation from that month set a second-quarter 2026 groundbreaking target. We have not found confirmation that work has begun.

How Mila differs from Alma

Mila's sister building, Alma Bay Harbor, is four blocks north at 1160 101st Street. Same developer, same architect, same sales team, same nine-home count and same deposit schedule. So the choice comes down to a few things.

  • Street life. Mila is a block from Kane Concourse and four blocks north of Ruth K. Broad Bay Harbor K-8 Center on 93rd Street. Alma is on a quieter block farther north.
  • Size. Mila's brochure stops at four bedrooms and 3,900 square feet. Alma's MLS listings include five-bedroom homes.
  • Dues. The January 2026 presentation quoted about $1.24 per square foot at Mila and about $1.11 at Alma. Both buildings' September 2026 listings show higher fees.
  • Look. Mila's facade is a stack of wavy, planted terraces. Alma's is smoother, with rounded vertical edges.

The nine residences

Bedroom counts at Mila run from two to four. The brochure gives one overall size range, 2,100 to 3,900 square feet, and does not split it by layout. The MLS fills in some of the detail, along with the asking prices so far:

ResidenceLayoutSizeMLS asking price
202Four bedrooms, 3.5 baths2,869 sq ft$2,725,550 (listed January 22, 2026; now off market)
302Four bedrooms, 3.5 baths2,909 sq ft$3,199,900, cut to $2,950,000 on October 20, 2026 (listed September 16, 2026; active)
402Three bedrooms, 3.5 baths2,447 sq ft$2,350,000 (listed January 22, 2026; now off market)
501Two bedrooms, 2.5 baths2,123 sq ft$2,150,000 (listed September 15, 2026; active)
502Two bedrooms, 2.5 baths2,117 sq ft$1,999,000 (listed January 22, 2026; now off market)
PH601Full-floor penthouse, four bedrooms, 4.5 baths3,919 sq ft$4,810,000 (listed April 21, 2026); relisted September 17, 2026 and cut to $3,990,000 on October 20, 2026 (active)

These are list prices, not recorded sales, and a listing going off market does not confirm a contract. The penthouse ask has come down by $820,000 since April 2026. The developer has not published a price sheet, so treat this table as a starting point for your questions, not as the current menu.

Inside, the brochure promises Italian-style kitchens with European cabinetry and an integrated Miele appliance suite, Italian flooring and tile, natural oak, floor-to-ceiling glass with impact windows, and Graff fixtures with Toto toilets. Bathrooms are spa-style with deep soaking tubs. Every residence has a large terrace and a private elevator entry.

Design and renderings

The brochure describes Mila as Mediterranean-modern: soft curves set against clean lines. In the renderings the terraces are the building. Each floor's slab edge ripples in a different wave, with a wood-toned underside, glass rails and planters at the rim. Palms crown the roofline, and a slatted screen wraps the ground floor along 97th Street.

Curved terraces like these look different from every floor. Lower residences sit closer to the neighboring low-rise buildings, and the upper floors get more sky. When the sales team shows you a plan, ask how deep the terrace is at its narrowest point, not only at the bulge.

On the roof

Mila's shared spaces are on top of the building:

  • Pool and solarium, which the brochure calls the skyline pool
  • Summer kitchen
  • Yoga area
  • Fitness and garden space

At street level there is a secure lobby with smart access, and the building allows pets. The aerial rendering shows a long rectangular pool with lounge chairs, a shaded pergola and planted edges on the roof deck.

With only nine households, that roof will rarely feel busy. The flip side is that nine owners pay for the pool, elevator and lobby systems between them, so every line in the budget lands on a small group.

Living a block from Kane Concourse

Bay Harbor Islands is small enough that location inside it is mostly about what you can reach on foot. Mila's 97th Street site is the closer of the two sister buildings to Kane Concourse and to the town's public K-8 school. The joint Alma and Mila sales presentation lists drive times of about one minute to Kane Concourse and five minutes to Bal Harbour Shops, and the brochure places Mila moments from Surfside Beach.

Kane Concourse is where you will find most of the town's cafes, restaurants and shops. The Broad Causeway connects the islands west to the mainland, and the Bal Harbour and Surfside beaches are a short drive east. The lot itself is an interior one on a quiet residential street. The brochure mentions marina slips nearby, but none are part of the building.

Our Bay Harbor Islands neighborhood guide covers the town in more depth. The Surfside and Bal Harbour guides cover the beach side.

What it costs to own and to commit

Deposits. The January 2026 presentation lists 5% at contract, another 5% 45 days later, 10% at groundbreaking, 20% at top-off and 60% at closing. That is 40% of the price paid before you get the keys. The groundbreaking payment depends on a milestone that has not been confirmed.

Dues. The January 2026 presentation quoted about $1.24 per square foot a month, and the January MLS listings match it, with fees from $2,625 to $3,557 a month. The listings posted in September 2026 show higher fees of $2,930 to $5,408 a month, about $1.38 per square foot. Ask for the current proposed budget and the insurance assumptions behind it.

Rentals. The sales presentation and MLS listings set a three-month minimum lease, so Mila does not work for nightly or short-stay rentals. Confirm the rule in the condominium documents.

Where Mila stands

  • June 2022. The developer's entity, 1125 97th Bay Harbor Condo 2618 LLC, buys the lot for $2,900,000.
  • January 2026. Presales start on the MLS. The sales presentation targets groundbreaking in the second quarter of 2026, top-off in the first quarter of 2027 and delivery in the fourth quarter of 2027.
  • April 2026. The full-floor penthouse, PH601, is listed at $4,810,000.
  • September 2026. Residences 302 and 501 are listed, and PH601 is relisted.
  • October 2026. Asking prices for PH601 and residence 302 are reduced.
  • November 2026. We have found no confirmation of a groundbreaking. The 2026 county roll still lists the parcel as vacant land.

The second-quarter start has passed without public confirmation, so the delivery target should be treated as out of date until the developer issues a new schedule.

How Mila compares with Bay Harbor's other nine-residence buildings

Several new Bay Harbor condos have just nine homes. Here is how Mila sits against the others.

BuildingLocationStatus and notes
Mila Bay Harbor1125 97th St, interior lotPresales since January 2026; groundbreaking not confirmed
Alma Bay Harbor1160 101st St, interior lotSame team and timeline targets; five-bedroom homes; dues quoted at about $1.11 per sq ft in January 2026
La Maré Signature Collection9781 E Bay Harbor DrKobi Karp design on eight stories; construction began late September 2024
Indian Creek Residences & Yacht Club9110 W Bay Harbor Dr, waterfrontKobi Karp design; developer reported a sellout in November 2025

Mila and Alma are the two of these that have not yet started construction, so the gap between a sales timeline and a working construction site is the main thing to pin down. For buildings already under way, see our guides to La Maré Signature Collection and Indian Creek Residences & Yacht Club.

Questions to ask before you reserve

  1. Join the waitlist on the Mila building page so you hear about availability and schedule changes.
  2. What is the current construction schedule? Ask for permit status and a revised groundbreaking date in writing.
  3. Which residences are left? With nine homes, ask for an up-to-date availability sheet rather than relying on MLS listings.
  4. How are deposits held? Ask whether they sit in escrow until closing and what happens to them if the start slips.
  5. Where do I park? MLS listings show two or more spaces per residence, but the developer materials we reviewed do not describe parking.
  6. What is the real monthly cost? Get the proposed budget, then compare it against Alma and the buildings above. Our pre-construction buyer's guide lists the other contract points worth checking.
