Banyan Tree Residences West Palm Beach: OMA's 88-Residence Downtown Tower, Buyer's Guide (2026)

Banyan Tree Residences West Palm Beach is a planned 88-residence condominium at 400 Hibiscus Street in downtown West Palm Beach, at the southeast corner of Hibiscus Street and South Dixie Highway, one block east of Rosemary Square (formerly CityPlace). It is the first U.S. project for Banyan Group's Banyan Tree brand, the Singapore-based hospitality company known for its resorts and spas. Mast Capital, based in Miami, and Curated JCZM Development are the developers.

The design team is unusual for a building this size: OMA, the firm founded by Rem Koolhaas, is the architect, Yabu Pushelberg designed the interiors and Enea Landscape Architecture the landscape. Every residence is a corner home with a wraparound terrace. Sales launched in March 2026 with pricing from $1.9 million, and the city's Downtown Action Committee approved the project unanimously on August 12, 2026.

A note on height. Published figures differ. Bisnow and Florida YIMBY describe a 25-story tower, Stet News reported 22 stories and 296 feet from the approval hearing, and MLS records list 26 floors. Floor counts can differ depending on whether podium and mechanical levels are counted. Ask the sales team for the approved floor count and which floors hold residences.

Residences and sizes

Banyan Tree's pitch rests on the floor plan. With 88 homes in the tower, every residence is a corner unit with views in more than one direction, floor-to-ceiling glass and a wraparound terrace, and most have direct private elevator entry. Plans run from one to four bedrooms with 1.5 to 4.5 baths, topped by a limited penthouse collection.

The developers have not published a full size range. Six residences listed on the MLS give a first look:

Residence typeSizes in MLS records (October 2026)
One-bedroomAbout 1,080 sq ft
Two-bedroomAbout 1,450 to 1,600 sq ft
Three-bedroomAbout 2,140 sq ft
Four-bedroomAbout 2,960 sq ft

These are interior sizes from a handful of listings, not the full plan catalog. Terrace area is large relative to interior space in an all-corner layout, so ask for both figures and compare price per interior square foot.

The residences are also smaller than in most new Flagler Drive towers. A one-bedroom of about 1,080 square feet is an entry point that buildings like Olara or Shorecrest, which start at two bedrooms, do not offer.

Architecture and design

OMA's design stacks two interlocking residential volumes on a multi-level podium. Parking sits in the lower levels behind landscaped screening, with residential and commercial entrances at street level and about 11,000 square feet of ground-floor commercial space, according to Stet News. Bisnow, citing the developers' filings, described a 5,700-square-foot clubhouse and 6,400 square feet of retail. The approval used transfer of development rights for added density.

The announcement describes this as the first collaboration among Banyan Tree, OMA, Yabu Pushelberg and Enea. Yabu Pushelberg's interiors use natural materials and restrained finishes, and the developers say the building will follow carbon-conscious operating principles.

Amenities

Wellness, Banyan Tree's core business, anchors the amenity program. Florida YIMBY's approval report lists:

  • A full-floor wellness level with a spa and treatment rooms, a hammam, cryotherapy, steam room, sauna, soaking baths, cold plunge, rainforest showers and a meditation dome and garden
  • A resort-style pool with cabanas; listing remarks describe separate sunrise and sunset pools
  • An open-air cinema
  • Indoor and outdoor fitness areas and a Pilates studio
  • Children's spaces
  • A private porte cochère

Owners also join The Sanctuary Club, which gives preferred access to Banyan Group's network of more than 100 hotels and resorts and more than 140 spas and galleries in over 20 countries. Ask what the membership includes in practice, whether it carries any fee and whether it transfers on resale.

Location: downtown, between Rosemary Square and the water

The block sits at the southeast corner of Hibiscus Street and South Dixie Highway. Rosemary Square's shops, restaurants and offices are one block west, and the developers place the Intracoastal about two blocks east. Royal Poinciana Plaza and Worth Avenue are across the bridges in Palm Beach, a short drive away. The Kravis Center, the Brightline station and Clematis Street are all within downtown.

Unlike the Flagler Drive towers, this is an urban, inland block. Views come from height and the corner layouts rather than frontage. The neighborhood is also changing quickly: Related Ross is building office towers at Rosemary Square, and several condo towers are in planning or under construction within a few blocks. For the wider city, see our West Palm Beach neighborhood guide.

Site history and timeline

DateMilestone
2023The site, the former low-rise home of the Arthritis Foundation, sells for $4.5 million after a dispute between the foundation's national organization and its local chapter
April 2025A Mast Capital affiliate buys the site for $5.2 million
March 2026Project announced as Banyan Group's U.S. debut; sales launch from $1.9 million with Douglas Elliman Development Marketing; completion expected in 2029
August 12, 2026Downtown Action Committee grants unanimous final approval

The approval came over objections. Stet News reported that about a dozen members of the citizen group Save West Palm Beach attended the hearing to argue that the tower's scale and traffic did not fit the area. City planners said the project met the district's code and passed the city's traffic evaluation; the developer agreed to ongoing traffic monitoring, and conditions cover valet operations and screening of the garage. Because the project meets the code for its district, the city said it did not need City Commission approval.

As of October 2026, we have not found an announced groundbreaking date. Treat Banyan Tree as a pre-construction purchase with a multi-year wait.

Prices and projected carrying costs

MLS records as of October 2026 show six residences listed:

  • Asking from about $1.72 million (a one-bedroom of about 1,080 sq ft) to about $7.23 million (a four-bedroom of about 2,960 sq ft)
  • Two-bedrooms of about 1,450 to 1,600 sq ft asking about $2.7 million to $3 million
  • Median asking price of about $1,985 per square foot of interior space

Projected association fees in those listings are about $2.15 per square foot per month: for example about $3,525 a month on a 1,603-square-foot two-bedroom and about $6,370 on the 2,962-square-foot four-bedroom. That is well above projections at Olara (about $1.08) and The Berkeley (about $1.50), and reflects branded staffing, a full-floor spa and a small number of owners sharing costs. These are developer estimates and can change before closing.

Mr. C is the nearest downtown branded alternative at a similar entry price, with hotel services on site. The Berkeley, a few blocks west on Clear Lake, offers much larger residences and is already under construction. The Ritz-Carlton and Mandarin Oriental bring hotel brands to the Intracoastal at higher entry prices. Banyan Tree's distinction is the all-corner plan, the wellness program and the smallest residences of the branded group. How to evaluate Banyan Tree before you buy

  1. Confirm the construction timeline. The project was approved in August 2026. Ask when construction will start, what the 2029 delivery target depends on and what your contract says about delays.
  2. Ask for the deposit schedule. None has been published.
  3. Compare interior and terrace area separately. In an all-corner building, terraces are a large share of total area.
  4. Get the proposed budget. Projected fees of about $2.15 per square foot per month are high. Ask what the brand fee, spa operation and staffing cost, and how the commercial space shares expenses.
  5. Understand the brand agreement. Ask how long Banyan Tree's management and branding agreement runs and what happens to services and Sanctuary Club access if it ends.
  6. Read the rental and pet rules. MLS records list the building as pet-friendly; no leasing minimums have been published.
