Forté on Flagler West Palm Beach: Two-Per-Floor Waterfront Tower, Buyer's Guide (2026)

Forté on Flagler is a 25-story condominium tower of about 300 feet on the Lake Worth Lagoon along South Flagler Drive in West Palm Beach, with roughly two residences per floor. A joint venture of Two Roads Development and Alpha Blue Ventures developed it, Bernardo Fort-Brescia of Arquitectonica designed it, Paris-based Jean-Louis Deniot designed the interiors and Moss Construction built it. The marketing address is 1309 South Flagler Drive; county and MLS records use 1333 South Flagler Drive.

Most homes are four-bedroom half-floor residences of about 4,400 square feet, each opening from a private elevator foyer, and the tower is capped by a full-floor penthouse. The building topped off on April 19, 2024, and developer closings began in July 2025. As of October 2026 it is a completed building with a small resale market: nine residences listed for sale and one MLS-recorded closing in the past year.

This guide covers the residences, amenities, what the 2025 and 2026 sales show, carrying costs and what to check before buying. For the wider city, see our West Palm Beach guide.

Sources include Commercial Observer's November 2021 financing report, Florida YIMBY's March 2022 and April 2024 reports, Cottages & Gardens' February 2026 feature and MLS records as of October 2026.

A note on the address and the residence count

Buyers will see two street numbers. The developers marketed the tower as 1309 South Flagler Drive, while the condominium's residences are recorded by the county and listed in the MLS at 1333 South Flagler Drive. Search both when pulling records.

The residence count also varies by source. The developers announced 41 residences, and Florida YIMBY and Commercial Observer used that figure through construction. The Real Deal's July 2025 closing report, recent MLS listing descriptions and county records describe 40. The difference may reflect combined units or how the top floors were configured; the condominium declaration is the authority if it matters to your purchase.

Residences and sizes

At the March 2022 groundbreaking, Florida YIMBY described residences of 4,200 to 8,400 square feet in three- and four-bedroom layouts, with two homes per floor and the option for buyers to combine them into full-floor residences. MLS records as of October 2026 show the pattern clearly:

Residence typeMLS records (Oct 2026)
Four-bedroom half-floor residences (01 and 02 lines)About 4,420 to 4,440 sq ft
Three-bedroom residence (custom layout, residence 1101)About 4,440 sq ft
Penthouse (residence 2501)About 9,040 sq ft, listed with five bedrooms

The 2022 materials described the penthouse as a full-floor six-bedroom home of about 8,900 square feet with a 2,000-square-foot private rooftop deck including a pool, summer kitchen and cabana bath. The current listing shows five bedrooms, so confirm the configuration if you are looking at the top floor.

Every residence was marketed with:

  • A private elevator foyer
  • Ceilings of at least 10 feet, with floor-to-ceiling glass
  • At least 1,000 square feet of outdoor living space, with wraparound terraces on many lines
  • Custom kitchen and bath cabinetry by Jean-Louis Deniot and Italkraft
  • Sub-Zero and Wolf appliances and Waterworks fixtures

Views run east across the lagoon to Palm Beach and the Atlantic, and north toward downtown. Cottages & Gardens' February 2026 feature described terraces on the 22nd floor overlooking the Intracoastal, Worth Avenue and the ocean. Listing descriptions also mention custom configurations, such as an enclosed kitchen in one high-floor residence, so compare actual layouts rather than relying on the line number.

Architecture and design

Arquitectonica's tower has a curved, largely glass facade; one current listing compares its form to the bows of two ships. It sits on a narrow site between South Flagler Drive to the east and Currie Crescent to the west, with a motor court for valet arrival. Deniot's interiors run through the lobby and common areas and the residences' kitchens and baths.

The amenity spaces fill the lower floors:

  • Third-floor wellness level with steam rooms, saunas, private treatment rooms, a relaxation area and locker facilities
  • Fitness center and yoga studio
  • Private dining room seating up to 24, a great room, theater, evening lounge and card room
  • Multi-sport simulator
  • Two furnished guest suites and a business center

Services described by the developers include 24-hour security and lobby attendant, doormen, concierge, valet parking, house cars and electric-vehicle charging. MLS records list the building as pet-friendly; confirm limits in the condominium rules.

Location: South Flagler Drive

Forté sits on the waterfront stretch of South Flagler Drive south of downtown West Palm Beach. Related Ross's South Flagler House is under construction on the next site to the south, and The Bristol and the planned Edgeworth are a short distance north. Commercial Observer placed the site less than half a mile from the Norton Museum of Art. The Royal Park Bridge to Palm Beach is a short drive north, and downtown, Rosemary Square and the Kravis Center are a few minutes beyond.

This part of Flagler Drive is becoming a cluster of new luxury towers. For an owner, that means more neighbors of similar profile and, for several years, construction next door. Ask how South Flagler House's construction schedule affects the lower floors and the south-facing terraces.

Prices, recent sales and carrying costs

Developer sales, 2025. Most residences closed directly with the developers between July and October 2025, outside the MLS. Traded reported, for example, that residence 1402 sold for $7.9 million in August 2025 and residence 2401, one of the largest homes, for about $28.3 million that fall. Those are original purchase prices, not resales.

MLS-recorded closing, past 12 months. One sale: residence 2302, a four-bedroom of about 4,440 square feet, closed at $10.2 million on September 24, 2026, about $2,297 per square foot. County records summarized in September 2026 showed no earlier recorded sale for that residence, so this appears to be its first sale rather than a resale.

Active listings, October 2026. Nine residences are for sale:

ListingBedroomsSizeAsking price
Residence 4024About 4,440 sq ft$8.995 million
Residence 12014About 4,440 sq ft$9.995 million
Residence 6024About 4,436 sq ft$10.5 million
Residence 17024About 4,436 sq ft$10.9 million
Residence 15014About 4,420 sq ft$10.9 million
Residence 22014About 4,420 sq ft$11.0 million
Residence 11013About 4,440 sq ft$11.8 million
Residence 23014About 4,440 sq ft$13.9 million
Penthouse5About 9,040 sq ft$47.5 million

Excluding the penthouse, asking prices run from about $2,026 to $3,131 per square foot, with a median of about $2,466 across all nine. That is well above the roughly $2,297 per square foot of the September 2026 closing, so expect negotiation. Several asking prices are lower than the $13.75 million to $14.7 million figures Cottages & Gardens reported for listings in February 2026. One residence was listed for annual rent at $95,000 a month.

Association fees. Current listings show monthly fees of about $11,150 to $12,225 for the 4,400-square-foot residences, a median of about $2.54 per square foot per month. Those fees spread a full-service staff, house cars and a two-level amenity program across about 40 owners. Budgets in a building's first years often change after owners take control; ask for the current budget and reserve schedule.

Forté's advantage is that it is finished: buyers can walk the residence, see the view and review an operating budget, which is not possible at South Flagler House, Edgeworth or Maison d'Or. Its closest completed peer is The Bristol, a slightly larger building with a wider range of sizes. Buyers who want a newer amenity program or a residence on a specific floor plan may still prefer the pre-construction towers. Our guides to South Flagler House and Edgeworth cover the neighboring projects in detail.

What to check before you buy

  1. Association documents. Request the budget, reserve study, recent minutes and the declaration's rules on rentals, pets and renovations. We have not found published rental minimums, so confirm them before assuming a lease strategy.
  2. Structural integrity reserve study. Florida requires a SIRS for condominium buildings of three or more habitable stories, and the first milestone inspection for a new building is years away. Our milestone inspection and SIRS guide explains what to ask for.
  3. Warranty and turnover. Ask what warranty coverage remains, whether the association has taken control from the developer and whether a turnover inspection or any construction claims are open.
  4. Neighboring construction. South Flagler House is rising next door. Check how its schedule affects noise, traffic on Flagler Drive and views from the south side.
  5. Address and records. Search both 1309 and 1333 South Flagler Drive, and compare square footage on the same basis; marketed, county and MLS figures differ.
  6. Insurance. Get an HO-6 quote for the specific residence before you commit.
