The Bristol is a 25-story waterfront condominium at 1100 South Flagler Drive in West Palm Beach, on the Intracoastal Waterway beside the Royal Park Bridge to Palm Beach. Chicago-based Golub & Company developed it with Al Adelson, Solomon Cordwell Buenz designed it, Suffolk Construction built it, and it was completed in 2019. The tower holds 69 residences from about 3,575 square feet to a 14,500-square-foot full-floor penthouse, each with private elevator service and water views.
When it delivered, The Bristol was the first new luxury high-rise on the Palm Beach waterfront in about 15 years, according to its developer, and its sales reset what buyers would pay on the mainland side of the lake. Several newer towers on South Flagler Drive now compete with it. This guide covers the building, its residences and amenities, the sales record through October 2026, carrying costs and how it compares.

Residences and sizes
Early marketing described three- to five-bedroom residences of about 3,700 to 9,000 square feet; the developer's final figures run from about 3,575 square feet to the 14,500-square-foot full-floor penthouse. Residences are flow-through or corner homes, with main living areas and primary suites facing east across the Intracoastal to Palm Beach and the ocean.
| Residence type | Sizes in MLS records (Oct 2026) |
|---|---|
| Three-bedroom | About 4,258 sq ft (one record) |
| Four-bedroom | About 4,358 to 5,544 sq ft |
| Full-floor penthouse (24th floor, five bedrooms) | About 14,502 sq ft |
These are residences that have listed or sold, not a complete plan catalog. Many four-bedroom homes add a waterfront office or den, and interior figures exclude terraces; one 4,483-square-foot residence was marketed at 5,838 total square feet, and residence 1801 has about 1,541 square feet of terrace.
Listings describe 11-foot floor-to-ceiling impact glass, marble floors, wraparound terraces and Gaggenau or Wolf and Miele kitchens. Parking is generous by condominium standards: current listings show up to four assigned garage spaces plus valet, and some residences have, or offer separately, private enclosed two- or three-car garages.
Architecture and design
Solomon Cordwell Buenz based the design on a yacht moving through the water and the wake it leaves behind. The tower has an undulating floor-to-ceiling glass curtain wall and deep, curving balconies that shade the residences. The two-story lobby is finished in white marble with brass detailing and opens onto a landscaped waterfront terrace. Suffolk Construction's page notes a design-assist process with its trade partners on the building's unusual glass and glazing. The building replaced the former Chapel-by-the-Lake, which First Baptist Church had owned.
The Bristol won a 2020 Best in American Living gold award in the multifamily category and a 2021 American Architecture Award from The Chicago Athenaeum.

The Palm Harbor Marina and the downtown waterfront are to the north.

Prices, recent sales and carrying costs
Records. Sydell Miller's 2019 purchase of the entire 24th floor, recorded at $42.56 million, was reported at the time as a record for a West Palm Beach condominium and remains the largest recorded transaction in the building. In December 2022, residence 1403 sold for $12.025 million, about $3,364 per square foot, which Behind The Hedges reported as a per-square-foot record for West Palm Beach at the time. In March 2024, penthouse 23S, about 12,053 square feet including its balcony, sold for $27.99 million, which the Palm Beach Daily News reported as the building's record for a single residence.
MLS-recorded sales, past twelve months:
| Closed | Residence | Size | Price | Per sq ft |
|---|---|---|---|---|
| April 2026 | 1801, 4BR | About 5,544 sq ft | About $19.42 million | About $3,503 |
| December 2025 | 1704, 4BR | About 4,758 sq ft | About $15.31 million | About $3,218 |
Residence 1801 had sold for $10.4 million in 2018, so its April 2026 price was close to double the original, according to Hoodline's report citing The Real Deal and the Palm Beach Daily News.
Current listings, October 2026: three residences are active, asking $15.5 million for residence 1101 (about 4,483 sq ft), $24.95 million for residence 804 (about 4,906 sq ft) and $78.9 million for the combined 24th-floor penthouse (about 14,502 sq ft), listed in December 2025. Residence 601, a 4,483-square-foot corner home, is under contract after asking $14.95 million.
Association fees and taxes: current listings show monthly association fees of about $9,300 to $10,300 for residences of about 4,500 to 4,900 square feet, roughly $2.10 per square foot, and about $31,900 a month for the full-floor penthouse. None of the active listings records a special assessment. Property taxes are substantial at these values: listings show annual taxes of about $113,000 to $249,000 for four-bedroom residences.
How The Bristol compares on Flagler Drive
| Building | Address | Status | Residences | Pricing context |
|---|---|---|---|---|
| The Bristol | 1100 S Flagler Dr | Completed 2019 | 69 | 2025-2026 sales about $3,200 to $3,500/sq ft |
| Forté on Flagler | 1333 S Flagler Dr | Closings began 2025 | 41 | September 2026 resale at $10.2 million (about $2,300/sq ft) |
| South Flagler House | 1355 S Flagler Dr | Delivery scheduled Q3 2027 | 105 | Availability from $7.9 million to $73 million |
| Edgeworth | 1155 S Flagler Dr | Pre-construction; delivery targeted late 2029 | 168 | Launched at $2.5 million to $35.5 million (March 2026) |
The Bristol's advantage is that it exists: buyers can walk the residence they are buying, see the view, inspect the association's finances and close now. Its recent resales have also traded at a higher price per square foot than Forté's September 2026 resale. The newer projects offer newer construction and, at Edgeworth, a wider range of sizes including smaller residences. Read our South Flagler House guide and Edgeworth guide to compare.
What to check before you buy
- Association budget and reserves. Ask for the current budget, the reserve schedule and recent minutes. Fees at The Bristol fund a large staff and service program, so understand what drives increases.
- Structural integrity reserve study. Florida requires a SIRS for condominium buildings of three or more habitable stories, and The Bristol's first milestone inspection will generally fall 30 years after its certificate of occupancy. Our milestone inspection and SIRS guide explains what to ask for.
- Parking and storage. Confirm which garage spaces, private garages and storage rooms are assigned to the residence and how they are recorded; some private garages are sold separately.
- Renovation history. Several residences were finished with extensive custom work. Ask for permits and the contractor's records for any renovation.
- Rules on leasing, pets and approvals. Listings show pets are allowed. We have not found published leasing minimums, so read the declaration and rules before assuming a rental strategy.
- Insurance. Get an HO-6 quote for the specific residence, including coverage for custom interiors.
