The Residences at Mandarin Oriental Miami occupies the southern tip of Brickell Key, the private 44-acre gated island connected to mainland Brickell by a single bridge across the mouth of the Miami River. Swire Properties, the original master developer of Brickell Key, is redeveloping the existing Mandarin Oriental hotel site at 1 Island Drive into a two-tower destination designed by Kohn Pedersen Fox (KPF). The 66-story South Tower rises roughly 850 feet and houses 228 private residences plus two duplex penthouses with private pools, while the adjacent North Tower will contain the new North American flagship Mandarin Oriental hotel. The Residences at Mandarin Oriental Miami converted to sale contracts in August 2024, surpassing $150 million in initial sales within the first weeks of conversion. Interiors of the South Tower are by Parisian designer Tristan Auer, marking his US debut, with the North Tower interiors by Laura Gonzalez. Residences range from two- to five-bedroom layouts of roughly 2,300 to over 5,800 square feet, with floor-to-ceiling glass, private elevator foyers, deep wrap-around terraces up to 12 feet with summer kitchens, Molteni&C kitchens, Gaggenau appliances, midnight bars in select primary suites, and natural-stone spa baths with freestanding tubs. The amenity podium between the towers exceeds 100,000 square feet and includes an Ocean Pool and Lagoon Pool, a Forest Wellness pavilion with hammock gardens by landscape firm Shma, the Mandarin Oriental Signature Spa, a Technogym fitness center, a private dining room with chef's kitchen and wine cellar, a golf simulator lounge, and a children's activity center. Brickell Key Park wraps the island with a continuous waterfront promenade, joggers cross under the bridge to Brickell City Centre, and the Brickell Avenue financial core, the Icon Brickell residential complex, and the Brickell Metromover station all sit a short distance away. The Mandarin Oriental Residences Miami targets LEED Gold and is scheduled for completion in 2029.
