The Towers by Foster + Partners is a pre-construction supertall development at 1201 Brickell Bay Drive, the last 2.5-acre waterfront site available on the Brickell skyline. Designed by London-based Foster + Partners -- the firm behind Apple Park, 30 St Mary Axe (The Gherkin), and Manhattan's 425 Park Avenue -- the tower received FAA approval in 2025 to rise to 1,049 feet, the maximum height allowed in Miami and tall enough to make it the highest building in Florida. The project is co-developed by Citadel and Related Companies as the future global headquarters for Ken Griffin's Citadel and Citadel Securities, with construction targeted to begin in late 2025. The first 58-story phase will deliver more than 1.4 million square feet of office space, a 212-key hotel on the upper floors, signature restaurants, a spa and fitness club, and a landscaped rooftop pavilion. Subsequent phases planned across the street will add a separate residential tower and additional office space. The 1201 Brickell Bay Drive site sits at the southern edge of Miami's Financial District, with the Four Seasons Hotel Miami, the JW Marriott Marquis, and Brickell City Centre's Saks Fifth Avenue all within a five-block walk. Bayfront Park, the Brightline's MiamiCentral station, and the Whole Foods at 1020 Brickell Plaza are roughly 10 minutes on foot, and the 8th Street Metromover sits directly across SE 12th Street. The site fronts the Brickell Bay walking path that connects south toward the Rickenbacker Causeway to Key Biscayne and Crandon Park, and the MacArthur Causeway entrance to South Beach is a six-minute drive across the Miami River. Foster + Partners' brief for the site emphasizes a porous, pedestrian-active ground plane meant to knit into the Brickell Bay promenade rather than wall it off. The planned amenity and service stack at The Towers is structured to support a tenant base of finance professionals and global travelers. The hotel component will operate signature dining and a destination spa open to residents and office users in later phases. Office floors are slated for triple-height lobby spaces, sky lobbies, and a private member's club, with a landscaped rooftop pavilion at the crown. Ground-floor retail, valet drop-offs, and a dedicated waterfront garden are part of the master plan, and the residential phase across the street is expected to include private resident amenities consistent with Foster + Partners' work at One Park Drive and Principal Tower in London.
