Raffles Residences Coconut Grove

Raffles Residences Coconut Grove is a planned pre-construction condominium of 35 residences at 2545 South Bayshore Drive in Coconut Grove, Miami. Announced on October 29, 2026, it is the first standalone residential development from Raffles Hotels & Resorts, the Accor-owned brand that began with Raffles Singapore in 1887. The building is purely residential, with no hotel and no overnight guests. Mast Capital, led by Camilo Miguel Jr., and BH Group, led by Isaac Toledano, are developing the project, with Accor One Living supporting its development, design and operation. Brandon Haw Architecture, which Brandon Haw founded in 2014 after 26 years at Foster + Partners, is the architect. The developers' announcement describes two- to 4.5-bedroom residences and a limited number of penthouses; the project website describes the homes as two- to four-bedroom, and The Real Deal reports four penthouses. Prices start at $4.5 million. Residence sizes, floor plans and the building's floor count have not been released. Renderings by DBOX show a cream-toned building with deep, rounded terraces wrapping its corners, arched framing across the bay-facing facade and a planted rooftop terrace. The developer describes terraces deep enough to live outdoors and interiors finished in stone and wood. In interviews, the developers listed a restaurant, a spa and fitness center, speakeasy bars and a rooftop pool deck with a bar, with private pools for the penthouses. Owners receive Raffles Butler Service and, through the Accor Ownership Benefits Program, Elite membership in the ALL Accor loyalty program, with preferred rates at more than 5,800 Accor hotels and resorts. The site previously held the 39-unit Bayshore Park condominium, which Mast Capital and BH Group bought out for about $28 million, completing the buyout in March 2026. The developers say residences will look across Biscayne Bay, over the Grove's residential streets and toward the Miami skyline. Four Seasons Private Residences Coconut Grove is under construction nearby at 2699 South Bayshore Drive. Douglas Elliman Development Marketing is handling sales, which are expected to launch in fall 2026, and construction is expected to begin in 2027.
