Legacy Hotel & Residences at Miami Worldcenter rises 50 stories at 942 NE 1st Avenue in the Park West section of Downtown Miami, a Royal Palm Companies development with architecture by Kobi Karp and interiors by ID & Design International. The mixed-use building carries 278 residences on floors 26 through 39 above 255 hotel keys on the lower floors, and the residential portion was reported as completely sold out before delivery. Dan Kodsi runs Royal Palm Companies, the firm behind the adjacent Paramount Miami Worldcenter, and the Legacy program leans on hotel-residential cross-subsidization that lets the residential floors share staff and operating cost with the hotel below. Miami Worldcenter, developed by Nitin Motwani and Art Falcone, spans the blocks between NE 6th and 11th Streets and includes the Caoba and Bezel rental towers, the Paramount Miami Worldcenter condo, the Citizens M hotel, and the World Square retail-and-dining promenade. The Brightline / Virgin MiamiCentral station sits two blocks south of the Legacy Residences site, connecting to Fort Lauderdale, West Palm Beach, and Orlando on the high-speed rail line, and the Adrienne Arsht Center sits four blocks north on Biscayne Boulevard.
