26 Edgewater

26 Edgewater is a 10-story boutique condominium at 321 NE 26th Street in Miami's Edgewater neighborhood, completed in 2017. Designed by MODIS Architects, the 26 Edgewater building contains 86 residences in one- and two-bedroom layouts ranging from 560 to 980 interior square feet. Each residence is finished with contemporary international-style interiors, floor-to-ceiling impact windows, European cabinetry, stone or quartz countertops, modern kitchen appliances, and private balconies. The mid-rise scale and unit count keep the building markedly smaller than the surrounding Paraiso District towers and the Biscayne Beach high-rise along Biscayne Boulevard, and 26 Edgewater functions as one of the few entry-level boutique products in the Edgewater submarket. The NE 26th Street address places 26 Edgewater within walking distance of the Wynwood Arts District to the west, with its Wynwood Walls, craft breweries (Wynwood Brewing, J Wakefield), and restaurant cluster around NW 2nd Avenue. The Miami Design District sits a few blocks north along NE 2nd Avenue, anchored by the Institute of Contemporary Art Miami (ICA), the Buckminster Fuller Fly's Eye Dome, and the Hermes, Louis Vuitton, and Dior flagships. Margaret Pace Park and the Edgewater bayfront promenade sit a short walk east on the bay, with tennis and basketball courts, a dog run, and waterfront access. Edgewater itself has filled in over the past decade with towers from Related Group, OKO Group, and Two Roads Development - Paraiso Bay, Missoni Baia, One Paraiso, Gran Paraiso, Biscayne Beach, and Aria Reserve - while 26 Edgewater serves the rental and end-user market priced below the tower product on Biscayne Bay. The Adrienne Arsht Center, Bayside Marketplace, and Brightline's MiamiCentral station sit within a short drive south. Amenity space at 26 Edgewater is concentrated on the rooftop, with a pool, a sundeck, and a residents lounge oriented toward downtown Miami and the bay. The 26 Edgewater building also includes a fitness center, a spa area, and 24-hour concierge and valet service. The smaller floor plates and entry-level price point relative to the surrounding tower product make 26 Edgewater a frequent option for first-time Edgewater buyers, young professionals working downtown, and rental investors seeking proximity to Wynwood and the Design District without the cost basis of the Paraiso or Missoni Baia towers. The building's location near the Julia Tuttle Causeway also provides a short connection to Miami Beach for residents who split time between the mainland and the beach.
