Aria Reserve Skyclub is the third and final phase of The Melo Group's Aria Reserve master-planned development in Edgewater, set at 500 NE 24th Street, one block south of the existing twin towers at 700 and 725 NE 24th Street. Unlike its two sibling towers, which form the tallest waterfront residential twin towers in the United States at roughly 650 feet, Skyclub is a distinct standalone building designed by Arquitectonica to rise approximately 49 stories and about 531 feet on a 1.35-acre parcel. Plans filed with Miami's Urban Development Review Board in June 2025 propose roughly 430 residences, bringing the full Aria Reserve site to 1,172 homes across all three phases. This is the newest, most urban chapter of the development, and sales are expected to launch in 2026. Where the original twin towers lead with sweeping bay frontage and resort-scale grounds across five waterfront acres, Skyclub is conceived as a true mixed-use tower. The program layers about 77,000 square feet of office space across the upper levels of the parking podium with roughly 6,924 square feet of ground-floor retail, an amenity deck, and 520 enclosed parking spaces, all behind a podium and ground floor wrapped almost entirely in glass. The design prioritizes street life, with landscaped public sidewalks and active, habitable ground-level spaces meant to connect residents and workers to the surrounding neighborhood rather than turn away from it. Residences are planned as one-, two-, and three-bedroom layouts averaging about 1,403 square feet, a practical, well-proportioned mix aimed at end users and investors alike rather than the estate-scale floor plans of the flagship towers. The amenity deck is slated to include a pool and a pickleball court, with the broader amenity identity still being finalized as the project moves through approvals. Buyers drawn to the Aria Reserve name can expect the same operator pedigree and flexible-rental positioning that made the twin towers attractive to investors. Edgewater itself is one of Miami's fastest-maturing waterfront neighborhoods, sitting directly on Biscayne Bay and within walking distance of Margaret Pace Park. The location places residents roughly five minutes from Wynwood, the Design District, and the Adrienne Arsht Center, about 10 minutes from the Perez Art Museum and Frost Science, and around 15 minutes from Downtown Miami, Brickell, Miami Beach, and Miami International Airport. Skyclub offers a way into this established address as a fresh, last-phase opportunity rather than resale, and as a mixed-use building that pairs residential living with on-site office and retail at the edge of the bay. Pricing, deposit terms, and final amenity and feature lists have not been publicly released; figures here reflect UDRB filings and developer announcements and may change before sales open.
