The Ritz-Carlton Key Biscayne Residences are 188 privately owned condo-hotel residences at 455 Grand Bay Dr on the oceanfront at the southern end of Key Biscayne, attached to the 302-room Ritz-Carlton Key Biscayne resort that opened in 2001. Recorded under the condominium name G B Resort Condo Hotel, the residences span studios through three bedrooms and are furnished and hotel-managed, with owners able to join the voluntary Ritz-Carlton rental program. Ownership comes with full access to the 17-acre resort: multiple oceanfront pools, roughly 1,000 linear feet of private beach with chair and umbrella service, the Cliff Drysdale Tennis Center, a Caribbean-inspired spa and fitness center, six restaurants, bars and cafes including RUMBAR, a Club Lounge, cabanas, concierge and valet. About 81 percent of the residences were enrolled in the rental program in the resort's early years, making it one of the few true condo-hotel ownership options on Key Biscayne. Gencom co-developed the resort and reacquired majority control of the hotel in January 2024. A $100 million renovation, the first full update since opening, began in 2025 with Blackstone-led financing, and Gencom's joint venture is combining the resort with the adjacent Grand Bay Club into a 22-acre campus. The 188 residences remain third-party owned. The resort sits in the Grand Bay enclave between Grand Bay Tower, Grand Bay Residences and the Grand Bay Club, with Bill Baggs Cape Florida State Park to the south and the Village of Key Biscayne's shops and schools a few blocks west. Brickell is about 15 minutes away over the Rickenbacker Causeway. Browse Ritz-Carlton Key Biscayne condos for sale and rent with REHUB Miami.
