Aman Tower

Aman Miami Beach is under construction at 3425 Collins Avenue, where OKO Group and Access Industries are building a new 18-story Kengo Kuma residence building beside the restored historic Versailles Hotel. The Kuma building holds 22 Aman-branded residences. The Versailles will reopen as an Aman hotel with 56 rooms and suites, with interiors by Jean-Michel Gathy of Denniston, a long-time Aman collaborator. OKO Group is led by Vladislav Doronin, chairman and CEO of Aman, and Access Industries is the investment firm founded by Len Blavatnik. OKO Group puts the two-building project at about 444,000 square feet. Vertical construction began in August 2025, after below-grade work on a two-level underground garage, with Suffolk as general contractor. OKO Group has targeted 2027 for the residential tower, and Aman lists the hotel as set to open in 2028. The residences were fully presold years ago, at an average near $5,000 per square foot according to a developer spokesperson. Kuma arranges the residences in a tiered, scalloped pattern with curved balconies, so every home has ocean views. Residents, hotel guests and Aman Founders will share a 20,000-square-foot Aman Spa, a collection of dining venues and an Aman Club. The site fronts the sand on the Mid-Beach oceanfront, immediately next to the Faena District, the stretch of Collins Avenue between 32nd and 36th Streets that is home to the Faena Hotel and the OMA-designed Faena Forum. The developer has no inventory left and Aman keeps a waitlist for the residences, so resales are the most likely way in.
