Aman Miami Beach is rising at 3425 Collins Avenue as an 18-story tower carrying 22 branded residences, designed by Kengo Kuma and developed by OKO Group and Access Industries. OKO Group is led by chairman Vladislav Doronin, who runs the Aman hospitality company globally, and Access Industries is the Len Blavatnik-controlled holding group. The structure topped grade in 2025, with topping out anticipated in early 2026 and delivery scheduled for 2027. Kuma's facade arranges the residences in a tiered, scalloped pattern that pulls Japanese material vocabulary into a Miami Beach context, and the project pairs the new tower with the preserved Versailles Hotel, which will reopen with 56 hotel keys designed by Jean-Michel Gathy of Denniston. The parcel sits on the Mid-Beach oceanfront immediately adjacent to the Faena District, the four-block stretch between 32nd and 36th Streets that Alan Faena rebuilt around the Faena Hotel, Faena Forum by OMA, and the Damien Hirst-installed gold mammoth piece at the pool deck. Soho Beach House and the Miami Beach Edition sit a few blocks north on Collins, and the Mid-Beach beachwalk runs directly behind the Aman site. The neighborhood draws a quieter buyer than South Beach, with Indian Creek running west of Collins and the Mount Sinai Medical Center campus a short drive north. The 41st Street commercial strip handles Mid-Beach grocery, banking, and dining logistics three blocks west. Aman Tower Miami Beach will operate under the Aman hospitality program that residents at the brand's New York and Tokyo properties already use. The 444,000-square-foot project spans two buildings and will deliver an Aman Spa, oceanfront pool decks, signature dining concepts, a fitness floor, and the brand's signature staff-to-resident ratio. Owners at Aman Miami Beach access the hotel keys, restaurants, and spa as a single integrated property, with the Versailles preservation work supplying the ground-level hospitality footprint while the Kuma-designed tower carries the residential program. The Aman Residences are positioned at price points that put the building among the highest per-square-foot benchmarks on Miami Beach, alongside the Edition Residences and the Faena House.
