Palma Miami Beach Residences is a 14-story, 126-unit condominium under construction at 600 71st Street in North Beach, developed by Lefferts with architecture by Built Form, interiors by Studio Ramirez, and landscape by Keith. Lefferts broke ground on Palma on December 16, 2025 after roughly 50 percent of residences went under contract prior to the ceremony. The Palma Miami Beach condo delivers fully furnished and finished one- and two-bedroom homes plus seven penthouses, with interiors ranging from approximately 405 to 1,342 square feet and pricing starting in the $650,000s. Completion is targeted for late 2027. Like its North Beach peers, Palma carries no minimum rental restrictions, opening the door to nightly and weekly stays for owners who want to rent. The 600 71st Street parcel sits one block off Collins Avenue in the heart of the North Beach Town Center overlay, walkable to the Atlantic sand, Ocean Terrace, the Miami Beach Bandshell, and the North Shore Open Space Park. The Normandy Isles golf course and the bay walk along Indian Creek Drive are a short ride west. This stretch of North Beach has historically been quieter than South Beach or the Faena District, and the Town Center upzoning is now bringing mid-rise residential and ground-floor retail to a corridor long dominated by aging post-war apartment stock. Palma Miami Beach anchors the 71st Street side with roughly 8,500 square feet of ground-floor commercial space. Residences at Palma feature Bosch appliance packages, European cabinetry with integrated pulls, stone counters and matching backsplashes, floor-to-ceiling impact glass, private balconies, and in-unit washer/dryers, with select homes oriented toward the Intracoastal Waterway. Studio Ramirez also curated the more than 10,000 square feet of indoor-outdoor amenities, including a resort-style pool deck with private daybeds and cabanas, a wellness hot tub, an arctic cold plunge, an outdoor summer kitchen with bar and pool deck event area, a private resident lounge with indoor/outdoor seating, a media and game lounge, and a Technogym-equipped fitness center with a view over the pool deck. Palma Miami Beach Residences is being built to LEED Gold standards with smart-building infrastructure, and the bicycle program includes spaces for approximately 140 bikes.
