Louver House is a four-story boutique condominium at 311 Meridian Avenue in the South of Fifth neighborhood of Miami Beach. Designed by Rene Gonzalez Architect and completed in August 2017, the building contains 12 residences total, each a three-bedroom, three-and-a-half-bathroom flow-through layout. Floor plans at Louver House range from 2,088 to 2,432 interior square feet with private outdoor spaces between 496 and 793 square feet. The defining feature is the operable wood louver system on the facade, which controls light and natural ventilation and gives the project its name. The louvers reference both the historic shutter architecture of South Florida and the tropical-modernist work of Rene Gonzalez, whose practice has also designed the Cisneros Fontanals Art Foundation in Wynwood and several private residences in Miami Beach. The South of Fifth location places Louver House one block from South Pointe Park and the southern tip of Miami Beach, with the Marina at Miami Beach, Smith & Wollensky, Joe's Stone Crab, Prime 112, Stubborn Seed, Estiatorio Milos, and Macchialina all within walking distance. South of Fifth is the lowest-density section of South Beach and the most expensive per-square-foot submarket on the island, anchored by Apogee South Beach, Continuum, One Ocean, Murano Grande, and Murano at Portofino. The Lincoln Road and Espanola Way commercial corridors sit a short drive north, and the MacArthur Causeway provides a 10-minute connection to downtown Miami, the Adrienne Arsht Center, and the financial district at Brickell. Government Cut and the cruise terminal at PortMiami sit immediately west across Biscayne Bay.
