Palazzo del Sol · #7065

Palazzo del Sol is a 10-story ultra-luxury condominium at 7000 Fisher Island Drive on the south side of Fisher Island, completed in March 2016. The building holds 47 residences, with units ranging from roughly 3,800 to 9,800 square feet across three- to seven-bedroom layouts, including penthouses with 15-foot ceilings. Developer PDS Development LLC, led by former Fisher Island resident Heinrich von Hanau, brought in Miami architect Kobi Karp for the building envelope, Antrobus + Ramirez for interiors, and Swiss landscape designer Enzo Enea for the grounds. Palazzo del Sol residences include private elevator entry, 10-foot ceilings, Boffi kitchens and bathrooms, and flow-through floor plans with terraces on both the bay and ocean sides. Fisher Island is a 216-acre private island reached only by ferry, yacht, or helicopter, with no bridge to the mainland. The island runs on a single private road network and has no through traffic. The 7000 Fisher Island Drive address sits on the south side of the island close to the Vanderbilt Mansion clubhouse, the Spa Internazionale, and the private beach made of imported Bahamian sand. Property ownership at Palazzo del Sol carries equity membership in the Fisher Island Club, covering the Pete Dye Signature golf course, the P.B. Dye Tennis Center with hard, clay, and grass courts, the deep-water marina, and the island's restaurants. The address sits five minutes by ferry from Government Cut and South Beach. Amenity programming at Palazzo del Sol layers building-specific facilities onto the broader Fisher Island Club package. On-site features include a private swimming pool and pool deck, a fitness center and yoga studio, a private spa with treatment rooms, a children's playroom, a screening room, a residents' lounge, and 24-hour concierge and valet service. Each Palazzo del Sol residence is delivered with a private elevator foyer and dedicated parking. The combination of the 47-unit count at Palazzo del Sol, the Karp-Antrobus-Enea design team, and the Fisher Island Club access has kept the building at the top of the per-square-foot rankings for Miami residential since delivery.
