Surf Row Residences is a pre-construction boutique condominium at 8800 Collins Avenue in Surfside, developed by Miami-based LD&D with partners ONE Capital and IGEQ. The latest design is by Alfonso Jurado Architecture and Boris Pena Architects, with earlier conceptual work by Rene Gonzalez Architects, and the project will deliver 25 residences just one block from the Surfside oceanfront. Surf Row's mid-rise format and small unit count are a deliberate counterpoint to the larger condo towers along Collins, with residences positioned for buyers who want walkable village living rather than a hotel-branded high-rise. The Surf Row floor plans favor three- and four-bedroom layouts with private terraces and direct sightlines toward the Atlantic. The Surf Row site sits on Collins Avenue near 88th Street, directly across from the future Delmore parcel and a short walk to the Surf Club, the Four Seasons Surfside, Bal Harbour Shops to the north and the Surfside village core to the south. The 96th Street pier, the family-oriented Surfside beach, the boutique cafes and shops along Harding Avenue and Town Hall Park are within walking distance, and Kane Concourse runs west to Bay Harbor Islands and the village's K-8 school. Miami Beach's North Beach -- with Ocean Terrace, the Bandshell and North Shore Open Space Park -- is a short drive south on Collins, and the Brightline Aventura station is roughly 15 minutes north via the Broad Causeway. The Surf Row Residences amenity program covers roughly 6,400 square feet and includes a rooftop pool deck with skyline and ocean views, a fitness center, a residents' lounge, a private dining room, beach service and 24-hour concierge. Inside the residences, Surf Row delivers contemporary kitchens designed in collaboration with Restoration Hardware, deep balconies, floor-to-ceiling glass and direct Surfside village exposure. Custom millwork, stone counters and natural-wood floors run through most of the units. The boutique format -- 25 owners total -- gives Surf Row a different feel than the 150- to 300-unit towers up and down Collins, and positions it as one of the smaller-scale luxury options in the Surfside pre-construction market alongside Ocean House and the Bal Harbour boutique buildings to the north.
