The St. Regis Residences, Sunny Isles Beach is a two-tower branded condominium under construction at 18801 Collins Avenue, developed by Fortune International Group and Chateau Group. Arquitectonica designed both towers, each planned at 62 stories and about 750 feet. Interiors are by Sao Paulo designer Patricia Anastassiadis, landscape design is by EDSA, and Coastal Construction is the general contractor. The site has about 435 linear feet of Atlantic Ocean frontage. The project is being built in two phases. The 170-residence South Tower comes first, and the developers have described it as nearing sellout. Its mat foundation was poured over three days in late July 2026 using roughly 10,000 cubic yards of concrete. Above-grade work is expected to begin later in 2026, and delivery is targeted for 2028. The 150-residence North Tower is the second and final phase. It is backed by a $113.75 million land loan from City National Bank of Florida that closed in April 2026, and its groundbreaking was scheduled for early in the fourth quarter of 2026. No delivery date has been published for the North Tower. The two towers will share more than 70,000 square feet of indoor and outdoor amenities. These include two public-facing restaurants, a full-floor private spa, indoor and outdoor pools, a fitness and wellness center, a private residents' club and programming for children. St. Regis Butler Service is part of the residential offering. In an August 2026 update, the developers said remaining residences are priced from about $5 million. The address is on the oceanfront side of Collins Avenue in the northern part of Sunny Isles Beach, near the William Lehman Causeway, which links the barrier island west to Aventura.
