Ziggurat Coconut Grove redefines boutique luxury with just 19 bespoke residences set in Miami’s most historic neighborhood. Designed by Oppenheim Architecture with interiors by Collarte, each home offers private elevators, soaring ceilings, and expansive 12-ft terraces with summer kitchens. Residences feature Italian chef kitchens, custom wood cabinetry, Sub-Zero/Wolf appliances, spa-inspired baths. Amenities include a lush roof top Spa, courtyard, curated retail, and a rooftop restaurant led by a Michelin-star chef, all steps from Miami's best parks, schools, and the heart of the Grove.

Ziggurat is a mixed-use condominium underway at 3101 Grand Avenue in the heart of Coconut Grove, a development from The Allen Morris Company that combines a five-story office volume with a residential tower carrying 19 condominium homes. Oppenheim Architecture leads the design with interiors by Collarte Interiors and landscape by Andres Arcila of Naturalficial. The Allen Morris Company secured a $138.5 million construction loan in December 2025, with completion estimated for Q4 2027. The terraced massing draws from the stepped ziggurat form, producing 19 residences with broad outdoor terraces on every level. The 3101 Grand Avenue site sits at the corner of Grand Avenue and McDonald Street, one block from Main Highway and the heart of the West Grove redevelopment corridor. CocoWalk, Commodore Plaza, Peacock Park, and the Coconut Grove waterfront are within a few minutes' walk, and the village's restaurants and boutiques line the surrounding blocks. The site also pulls in 40,000 square feet of ground-floor retail and 100,000 square feet of boutique office across the building, so daily errands and a workday can happen without leaving the property. Coral Gables and the Merrick Park district sit five minutes west, and Brickell connects via South Bayshore Drive. Residences at Ziggurat run two- to five-bedroom plans with ceilings up to 11 feet, floor-to-ceiling glass, and the stepped terraces that the architecture is built around. Oppenheim's design layers planting onto every level so the terraces read as green volumes from the street. The amenity program for the 19 owners includes a residents' pool with cabanas, a fitness center, a spa with treatment rooms and sauna, a residents' lounge, a private dining room, and around-the-clock concierge service, with the building's commercial program supplying ground-floor retail and the boutique office block adjacent on the McDonald Street side. Ziggurat Coconut Grove pitches a small-key residential profile with the mixed-use convenience of a downtown block at the corner of Grand Avenue.
