Triton Tower, often listed as Triton Towers, is an oceanfront condominium at 2899 Collins Avenue in Mid-Beach, Miami Beach, at 29th Street beside The Miami Beach EDITION and a few blocks south of the Faena District. Completed in 1966 as a multifamily oceanfront building and later sold as condominiums, with Miami-Dade sale records showing units first selling as condos in 1979 and 1980, it is one of the largest condominiums in Miami Beach. County records list 560 residential units under Triton Tower Condo, about 42 per floor from the 4th through the 17th floor plus 16 penthouse-level units, along with about three dozen separately owned beach cabanas and a commercial unit. Triton Tower condos are mainly studios and one-bedroom homes, which makes the building a common entry point for oceanfront ownership in Miami Beach. MLS records show studios of up to about 600 square feet, one-bedrooms from about 518 to 866 square feet and a small number of two-bedroom and penthouse-level units from about 1,100 to 1,590 square feet. Units face the ocean or look west over Biscayne Bay and the Miami skyline, and many have balconies. Recently renovated units feature new hurricane-impact windows, tile floors and quartz kitchens with stainless steel appliances. The oceanfront recreation area holds two heated pools, upgraded in recent years, with optional poolside cabanas, plus direct access to the beach and the Miami Beach beachwalk. Beach chair and umbrella service is complimentary for the first 25 residents each day and discounted after that. Inside are a fitness center with sauna and steam room, a clubhouse with billiards, a library, laundry facilities, bike storage and a convenience market, with restaurants on the property, a 24-hour front desk and security, and on-site management. Assigned parking, including covered garage spaces, is rented from the association for an annual fee, and basic cable and internet are included in the association fee. MLS records generally list the building as not allowing pets, and listings describe a three-month minimum lease. The location is highly walkable: The Miami Beach EDITION is next door, the Faena District's hotels, Faena Forum and restaurants are a short walk north, and Collins Park, the Bass Museum, Lincoln Road and the Miami Beach Convention Center are about a mile south, with the free Miami Beach trolley running along Collins. Listings in 2025 and 2026 describe a multimillion-dollar renovation that included concrete restoration, a repainted and sealed exterior and new impact windows and doors, with the 40- and 50-year recertifications completed; some sellers have paid off the balance of a 2024 special assessment at closing, so buyers should confirm current assessment status. Penthouse F sold for $820,000 in October 2025. As of October 2026, MLS shows 9 Triton Tower condos for sale asking about $285,000 to $515,000 and 19 for rent at about $1,880 to $5,000 a month, and closed sales over the prior 12 months had a median of about $516 per square foot.
