Bay Harbor Villas · #4E

Bay Harbor Villas, marketed by its developer as Bay Villas, is a pre-construction collection of 20 townhome condominiums at 10190 East Bay Harbor Drive in Bay Harbor Islands. Regency Development Group, the Chicago-founded, family-run firm behind the La Maré collections on the same street, is developing the project. Architecture and interior design are by Kobi Karp Architecture & Interior Design, with interiors by Arhidiza. Homes are sold through a condominium prospectus, so buyers get townhome-style living with condominium ownership. Each home is a three- or four-bedroom townhome with three levels of interior living plus a private rooftop terrace. The developer lists 2,793 to 3,392 square feet of interior living. Every residence has an interior elevator from the ground floor to the rooftop and a private two-car climate-controlled garage. Base finishes include Italian kitchens by Armony Cucine, a Miele appliance package with a built-in coffee system, and stone countertops in kitchens and bathrooms. Buyers choose wood or porcelain flooring. Each home also gets smart dimmer switches, pre-wiring for smart-home automation and a security system with cameras and Ring access. Developer pricing starts at $2.65 million. The project is still early. County property records still show the original 1956 apartment building on the site. The developer has not published a construction start, a delivery date or a deposit schedule. Agent listings have cited completion estimates from 2027 to 2028, so buyers should confirm timing, deposit terms and any shared amenities in the prospectus before reserving. The location is the main draw: Bay Harbor Islands is a small, walkable town, with Kane Concourse dining nearby and Bal Harbour Shops and the beach just across the bridge. With only 20 homes, release-by-release availability matters. Browse the current Bay Harbor Villas listings on this page or join the waitlist for pricing and floor plan updates.
