Belle Towers · #6E

Belle Towers occupies a quiet stretch of Belle Isle at 16 Island Avenue, an eight-story bayfront condominium that opened in 1958 and remains one of the earliest high-end residential addresses on the Venetian Islands. The building holds 46 residences across one- and two-bedroom layouts measuring roughly 1,085 to 1,900 square feet, with floor plates that have drawn members of the international design community to its mid-century lines. Belle Towers reads as a smaller, more residential alternative to the larger Venetian Islands towers along the causeway, and the building's open-air lobby with koi ponds still sets the tone the day it was built. The 46-unit count places Belle Towers among the lower-density buildings on the chain, and resale turnover has historically been thin. The Venetian Islands form a chain of six man-made islets linking South Beach to Edgewater across Biscayne Bay via the Venetian Causeway. Belle Isle, the easternmost in the chain, sits next to Sunset Harbour and Lincoln Road, putting 16 Island Avenue within a short drive of Joe's Stone Crab, Prime 112, and the South of Fifth restaurant corridor. The Adrienne Arsht Center, the Frost Science Museum, and the Perez Art Museum sit on the Miami side of the causeway, while Wynwood and the Design District are roughly ten minutes by car. The neighborhood pace runs slower than South Beach proper; residents walk to Sunset Harbour for groceries at Trader Joe's and coffee at Panther, and the Maurice Gibb Memorial Park sits at the foot of the bridge a block south. Amenities at Belle Towers include a heated swimming pool on the bay, a small set of boat slips at the building's private dock, covered parking, bike storage, a picnic area, common laundry, and extra storage rooms. The Belle Towers building permits pets and maintains 24-hour security at the entry. The combination of dockage, bay views, and the original Belle Isle pool deck continues to anchor Belle Towers' appeal for buyers focused on water access rather than full-service amenity programs, and the boat slip count means the dock remains a working asset rather than a token feature.
