72 Carlyle Miami Beach Residences · #710

72 Carlyle is a 20-story, roughly 250-foot condominium tower planned for 600 72nd Street, also addressed as 7130 Carlyle Avenue, in North Beach, Miami Beach. It is Lefferts' third North Beach project, rising steps from the developer's completed 72 Park. Arquitectonica is the architect, and Piero Lissoni designed the residences and the amenity spaces. Sales launched in September 2025 through the Eklund-Gomes Team at Douglas Elliman. Lefferts says the tower is slated to break ground in 2027, and recent reporting puts completion in late 2028. The 134 residences run from one to three bedrooms, including eleven penthouses on the top floors. Every home has a private terrace, and select homes add an outdoor wet bar. Residences have ceilings up to 10 feet, floor-to-ceiling sliding glass doors with impact-resistant glass, custom Italian cabinetry, an integrated Gaggenau appliance suite and imported stone countertops. Penthouse layouts offer 12- to 14-foot ceilings and wrap-around glass walls, and select penthouses add a rooftop terrace with a private pool and an outdoor kitchen. Launch reporting put the largest three-bedroom homes at about $10 million. The amenity program covers more than 45,000 square feet, all curated by Lissoni. It includes a resort pool with cabanas and Intracoastal views, outdoor padel courts, a Lido terrace with a dining pergola, and three connecting social suites with an aperitivo lounge and a wine cellar with a chef's kitchen. Wellness spaces include a Technogym fitness center, a yoga studio, a spa with a treatment room, steam room and sauna, and outdoor hot and cold plunges. A library, a co-working lounge with meeting rooms, a kids' playroom and a rooftop sky terrace with a wet bar round it out, along with 24-hour attended reception, valet parking and EV charging. Launch coverage also describes a private beach club program operated by Boucher Brothers. North Beach is the quieter, more residential end of Miami Beach, a few blocks from the sand and close to waterfront parks, Surfside and Bal Harbour.
