Oceania II is a beachfront condominium at 16445 Collins Avenue in Sunny Isles Beach, completed in 1993 as the second of the five Oceania towers. It stands between Oceania I and Oceania III on the ocean side of Collins, a short walk south of the Newport Fishing Pier, and is recorded by Miami-Dade County as Oceania II Condo. County records list 165 residences: 27 one-bedroom, 102 two-bedroom and 36 three-bedroom homes, plus 23 separately owned cabanas, 11 of about 400 square feet and 12 of about 170 square feet. Six residences share a typical floor. The 22 line holds one-bedroom plans of about 1,260 square feet, the 25 line two-bedroom plans of about 1,460 square feet, the 24 and 28 lines about 1,760 square feet, the 26 line about 2,020 square feet, and the 21 line three-bedroom plans of about 2,430 to 2,970 square feet. Nine three-bedroom WS residences of about 2,240 to 2,640 square feet anchor the base of the tower, some lower-floor homes open directly onto the pool terrace or the parking level, and the top PH and OS levels have higher ceilings than the floors below. Split-bedroom plans, floor-to-ceiling glass and wraparound balconies are common, and some units add a deeded cabana. The tower's own deck on the fourth level has a lap pool, hot tub and children's pool, and residents also have a dog park, EV chargers in the garage, covered parking, storage rooms, valet and 24-hour security and concierge. Membership in the Oceania Club adds a private beach club with chair and towel service, two oceanfront dining rooms, an indoor and outdoor cafe, a health club and spa with fitness classes, a beauty salon, an indoor half-court for basketball, racquetball and squash courts, tennis and a private marina. Oceania II condos sit in the middle of Sunny Isles Beach, within walking distance of the pier, schools, shops and restaurants along Collins Avenue. The Sunny Isles Boulevard causeway leads west to Oleta River State Park, and Bal Harbour Shops and Aventura Mall are both a short drive. The association has invested in the building in recent years. Listings in 2025 described new hallways, elevators and a garage with EV charging, a lobby and spa redesign planned for 2026 funded by a special assessment, and a building that had passed its recent SIRS (structural integrity reserve study) inspection. MLS rental records show a 180-day minimum lease. Ten resales closed in the 12 months to October 2026 at $630,000 to $1.7 million, a median of about $627 per square foot, and Oceania II condos for sale were asking about $1.08 million to $2.1 million in October 2026.
