Bellini · #2004

Bellini Bal Harbour is a 24-story oceanfront condominium at 10225 Collins Avenue, occupying a sand-edge site at the northern end of Bal Harbour near the village's residential pocket. The tower was completed in 2005 by developer Martin Z. Margulies and designed by Stuart Cohen of Cohen, Freedman, Encinosa & Associates. Bellini holds just 81 residences across 24 floors -- four per floor -- which produces some of the largest condo footprints in the village, with three-, four-, five- and six-bedroom layouts ranging from roughly 3,000 to 9,000 square feet. The Bellini residences typically feature private elevator foyers, floor-to-ceiling glass, marble flooring, European cabinetry, premium appliances and oversized terraces with direct ocean and bay exposure. The Bellini address sits north of the Bal Harbour Shops and the St. Regis Bal Harbour Resort, with a quiet, low-traffic block separating residents from the main commercial stretch of Collins. Bal Harbour Shops, the 96th Street pedestrian crossing to the beach, and the open-air dining at Le Zoo, Makoto and Carpaccio are within walking distance, and Kane Concourse runs west to Bay Harbor Islands and the village's K-8 school. To the south, the Surf Club and the Four Seasons sit just inside Surfside. Residents at Bellini are roughly a 10-minute drive from Aventura Mall and the Brightline Aventura station to the north, and the protected Bal Harbour beach behind the building is one of the quieter sections of the Miami-Dade coast. Amenity programming at Bellini focuses on a single, well-finished oceanfront level rather than a long resort list. The deck holds a heated oceanfront pool, a 4,000-square-foot fitness center and spa, beach service and landscaped Italian gardens that step down to the sand. Inside, Bellini maintains a 24-hour concierge, valet, security and a club room with a catering kitchen for owner events. Floor-to-ceiling glass, marble flooring, European cabinetry and oversized terraces are standard across the residences, and the building's four-residences-per-floor layout means every Bellini unit has direct ocean exposure with a second water view from the western balconies. For buyers seeking large floor plans without the density of newer Sunny Isles towers, Bellini remains one of the most discreet options in Bal Harbour.
