Three Grove Isle is the third residential tower at 3 Grove Isle Drive on Grove Isle, the private 20-acre island floating off Coconut Grove in Biscayne Bay. Completed in 1981, the 18-story building rounds out the Grove Isle ensemble after Tower One (1979) and Tower Two (1980), and it holds 169 residences laid out in one- to six-bedroom plans. Like its siblings on the island, Three Grove Isle is reached only by a guarded bridge, and most residences look directly onto the bay, the 60-slip marina, or the sculpture gardens that thread through the property. The Three Grove Isle floor plate carries the largest configuration of penthouse residences on the island, with several units that combine two adjoining footprints into single homes of five and six bedrooms. Three Grove Isle shares the island's full amenity program, including the Palmeiras Beach Club and Hotel, the Cliff Drysdale Tennis Club with twelve courts, a deep-water marina, multiple bayfront pools, a spa and health club, and the original 55-piece outdoor sculpture collection. The post-2020 redevelopment that followed the demolition of the old Grove Isle club added pickleball and padel courts, refreshed pool decks, and an upgraded clubhouse with dining and event space. Residents at Three Grove Isle have 24-hour gatehouse security, valet, concierge, and on-island water sports rentals, with direct boat-slip access into Biscayne Bay for owners holding marina rights from the original Grove Isle sales program.
