Oceania I · #1612

Oceania I is an oceanfront condominium at 16425 Collins Avenue in Sunny Isles Beach, completed in 1990 as the first tower of the five-building Oceania complex. It stands on the beach side of Collins with its sister towers Oceania II and Oceania III, which sit between it and the Newport Fishing Pier, while Oceania IV and Oceania V rise across the street on the gated Oceania Island. Miami-Dade County records the association as Oceania I Condo. County property records list 164 residences, all two- and three-bedroom homes, plus 12 separately deeded cabanas of about 160 square feet. A typical floor holds six residences: the 15 line is a two-bedroom plan of about 1,460 square feet, the 12 line about 1,520 square feet, the 14 and 18 lines about 1,760 square feet, and the 11 and 16 lines are three-bedroom plans of about 2,020 square feet. Nine three-bedroom A residences of about 2,240 square feet sit at the base of the tower, where owners can park near the front door without using an elevator. The top of the building holds PH and OS residences, including upper-level duplex penthouses of about 2,490 to 3,100 square feet. Listings describe floor-to-ceiling glass, wraparound balconies, in-unit washers and dryers, and assigned garage parking with free valet for a second car. Owners belong to the Oceania Club shared by all five towers: a private beach club with lounge chairs, towels and food and drinks served on the sand, two oceanfront restaurants, a health club and spa with sauna, a beauty salon, fitness classes, racquetball, squash and tennis courts, a children's room and a marina where Oceania residents can buy or rent boat docks. Oceania I also has its own pool deck, which listings reported was under renovation from late 2025 into mid-2026, along with 24-hour security, concierge and valet parking. The location puts residents on the sand in central Sunny Isles Beach, near the Sunny Isles Boulevard causeway that leads west toward Oleta River State Park and North Miami Beach. The Newport Fishing Pier at 16501 Collins Avenue, beachfront cafes and Collins Avenue shops are a short walk north, and Aventura Mall and Bal Harbour Shops are each a short drive away. For buyers comparing Oceania I condos for sale with other Sunny Isles Beach oceanfront condos, the building offers direct beach access and full club membership in an older, mid-priced tower. A 2025 listing noted an association assessment running through December 2025, and many owners have since installed impact windows and renovated interiors. MLS records generally show a six-month minimum lease, up to two leases a year and pet restrictions. Three resales closed between March and July 2026 at $870,000 to $1.533 million, a median of about $596 per square foot, and asking prices in October 2026 ran from about $1.15 million to $1.9 million.
