Monad Terrace · #3E

Monad Terrace is a boutique bayfront condominium at 1300 West Avenue in South Beach, completed by JDS Development in 2021 to designs by Pritzker Prize-winning architect Jean Nouvel, his first South Florida project. The Monad Terrace site holds two glass towers framing a central water garden, with the smaller tower rising 7 stories and the taller tower rising 13. The two structures are joined at the amenity level by a central lagoon and a 116-foot infinity-edge pool that reaches over Biscayne Bay. The honeycomb sawtooth screen wrapping the inside face of the curtain wall is the building's signature device, capturing and reflecting light through the residences while preserving privacy from the street. Monad Terrace contains 59 residences in two-, three-, and five-bedroom configurations, with all homes oriented to the central water garden and the bay beyond. The building sits on the western edge of South Beach between Belle Isle and the Sunset Harbour neighborhood, three blocks from Lincoln Road and a short walk to Sunset Harbour's restaurants, the Standard Hotel, and Bal Harbour-bound buses along Alton Road. The MacArthur and Venetian Causeways feed Downtown Miami and Wynwood within a 10-minute drive, and the Faena District, Soho Beach House, and the Art Deco District along Ocean Drive sit further north. South Pointe Park and SoFi sit 15 blocks south. Biscayne Bay views from the west-facing Monad Terrace residences run uninterrupted to Star Island, Palm Island, and Hibiscus Island. The building enjoys some of the most protected bay frontage in South Beach, with no obstruction between the property line and the water garden. Residence interiors at Monad Terrace include 10-foot ceilings, floor-to-ceiling glass, Italian marble flooring, and custom kitchens designed by Jean Nouvel himself with mirrored honeycomb glass cabinetry, brushed bronze accents, cantilevered Calacatta gold marble islands, and fully integrated Gaggenau appliances. The amenity program is built around the central lagoon and the 116-foot infinity pool, with the Lagoon fitness and wellness center, a residents' lounge, a cafe and juice bar, full-service valet parking, and 24-hour concierge. The architectural pedigree, the boutique unit count, and Nouvel's reflection machine design concept have kept Monad Terrace among the most architecturally significant residences in Miami Beach since delivery.
